The ideal candidate is an independent self-starter who is curious and able to research creative solutions to complex challenges. Reporting to the General Manager, the Property Controller is responsible for the financial aspects of Sun Lakes as outlined below.\nESSENTIAL DUTIES AND RESPONSIBILITIES\nBudgeting, Forecasting and Analysis\nCollect, analyze and interpret financial data to identify trends and guide the General Manager and Board of Directors in developing and monitoring the budget, including revenue, expenditures, variance and bad debt analysis.\nEvaluate present and future financial performance and recommend adjustments to the budget and multi-year forecast.\nBuild financial models to evaluate expense and assessment assumptions.\nWork with the Sun Lakes staff team, Troon accounting team and the Finance Advisory Committee to coordinate and prepare the annual budget.\nEnsure the budget package is distributed to homeowner members in compliance with the California Civil Code.\nContribute to strategic financial planning, problem resolution and system improvements; support cost control initiatives and reporting.\nReporting and Accounting Oversight\nPrepare the Income and Expense portion of monthly reports, annual year-to-date expense projections and the monthly variance report.\nPrepare monthly Key Indicator Reports that give the community an informed snapshot of financial performance.\nWork with Troon corporate accounting to obtain and prepare reports for forecasting and business performance analysis.\nReview financial statements to ensure journal entries, general ledger, accounts payable and accounts receivable are accurate; monitor accounts payable and receivable functions.\nEnsure the annual audit by an independent auditor is completed on time and distributed to the homeowner membership in accordance with the Civil Code, and support the auditor as needed.\nBoard and Committee Support\nAssist the General Manager in the staff liaison role with the Finance Advisory Committee, including preparing agendas, reports and meeting packets.\nAssist with preparation of Board agenda reports related to financial matters.\nAssist the General Manager with coordination of investments with the community's investment advisor.\nTeam and Vendor Management\nSupervise and train the Financial Coordinator, and prepare or oversee performance reviews as required.\nOversee contractual agreements with vendors and contractors.\nReview and approve service requests and related work orders in accordance with established procedures.\nEnforce all applicable safety, health and environmental regulations.\nGeneral\nConduct business at all times with the highest standards of personal, professional and ethical conduct, in keeping with Troon's standards of hospitality and service.\nEnsure all safety precautions are followed while performing the work, and follow all policies and standard operating procedures as directed by management.\nParticipate in meetings and work groups as needed to coordinate activities, resolve problems, obtain approvals and stay current on new developments, requirements, policies and regulatory guidelines.\nPerform special projects and other related duties as assigned.\nThe duties above are typical examples of the work performed in this role. Not every duty will be assigned to every position, and management reserves the right to add, modify or reassign duties as business needs require.\nSUPERVISORY RESPONSIBILITY\nSupervise and train the Financial Coordinator.\nQUALIFICATIONS\nBachelor's degree in Finance or Accounting with a minimum of four years of related experience and/or training; MBA preferred.\nWork experience in the financial services industry highly desirable.\nActive CPA license desired.\nAdvanced Excel skills, including complex formulas, macros, charts and graphs; proficient in Word.\nValid California driver's license, dependable transportation and state-mandated vehicle insurance.\nKNOWLEDGE, SKILLS AND ABILITIES\nKnowledge of modern office procedures, methods and equipment, including computer software programs.\nKnowledge of pertinent federal, state and local codes, laws and regulations.\nAbility to define problems, collect data, establish facts and draw valid conclusions.\nAbility to handle pressure and deadlines, prioritize time effectively, make decisions and solve problems creatively.\nStrong written and verbal communication skills; proficient in English.\nAbility to work independently and as part of a team, sharing ideas constructively and keeping others informed of progress, timelines and issues.\nSound business judgment and critical thinking skills.\nPHYSICAL DEMANDS AND WORK ENVIRONMENT\nAbility to lift 25 lbs. and to sit for extended periods of time.\nFinger dexterity for typing and keyboard use; ability to move around the office and throughout the Club.\nVision requirements include the ability to adjust focus, depth perception, peripheral vision, color vision, and close and distance vision.\nNormal office conditions. Hours may vary based on events, budget cycles and business needs, and consistent, regular attendance is required.\nReasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.\nCOMPENSATION\nThe pay range for this position is $95,000 - $110,000, annualized. Troon will compensate the successful candidate in accordance with the posted range; actual pay will be commensurate with experience, education and the specific responsibilities of the role.
