The Assistant Project Manager will lead individual, multi-disciplined construction project solutions for clients, with direct accountability for project delivery.\nResponsibilities:\nManages all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout.\nDemonstrates capability to read, understand and apply standard documents affecting real estate projects, including but not limited to:Agreements/contracts\nLeases\nWork letters\nProject charters\nSurveys and drawings\n\nInterfaces directly with clients to define project requirements.\nPrepares scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & milestones, quality control, and risk identification.\nIdentifies project delivery resources from pre-qualified lists.\nConducts simple request for proposals.\nCompletes bid analysis with management support.\nRecommends resources to clients.\nLeads project delivery resources/team (typically smaller team) providing project guidance and direction to achieve project goals.\nImplements communication plan for meetings and written reports/meeting minutes to keep client and project resources informed.\nFacilitates project meetings.\nImplements project documentation governance aligned with company and client requirements.\nEnsures project data integrity and documentation is accurate, timely and coordinated.\nTracks progress of each project against goals, objectives, approved budgets, approved timelines, reports status and variances.\nCreates action plans to meet objectives, budget and schedule.\nImplements change management routines to assess change requests, make recommendations, secure Client approvals, and issue change orders.\nAssesses change requests to determine impacts to scope, budget, schedule, quality and risk with management support.\nImplements standard risk management routines with management support, to identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.\n Excellent written and verbal communication skills.\nStrong organizational and analytical skills.\nAbility to provide efficient, timely, reliable and courteous service to customers.\nAbility to effectively present information.\nRequires knowledge of financial terms and principles.\nAbility to calculate intermediate figures such as percentages, discounts, and/or commissions.\nConducts basic financial analysis.\nAbility to understand and carry out general instructions in standard situations.\nAbility to solve problems in standard situations.\nRequires intermediate analytical and quantitative skills.\nIntermediate skills with Microsoft Office Suite.\nAbility to read and understand architectural drawings.\nWorking knowledge in MS Project is helpful. Knowledge of leases, contracts, and construction practices preferred.\nEducation and Experience\n\n3-5 years of construction experience is required\nBachelors’ Degree or related construction experience required.\nMunicipal/Education experience preferred.\nGround-up, TI, Renovation construction experience desired.\n The salary range for this full-time role is $100k-$120k per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package.
