Turner & Townsend and CBRE work together to provide clients with the premier programme, project and cost management offering in markets around the world.\n Turner & Townsend are looking for an experienced Associate Director Cost Manager and/orQuantity Surveyor to lead cost management services for a major bio-pharmaceutical client. This role will support the delivery of a significant multi-year campus development and will be responsible for providing strategic commercial leadership, managing key stakeholder relationships, and ensuring the successful delivery of cost management services throughout the project lifecycle.\nThe ideal candidate will have strong communication skills, be comfortable operating in a client-facing environment, and be capable of working independently while providing leadership and promoting the purpose, values, and vision of Turner & Townsend.\nThis is a primarily site-based role supporting a major construction program. Regular on-site presence is required at the project site in Wilson, NC located approximately 50 miles from Raleigh.\nResponsibilities:\nStrong leadership skills, experience leading a cost management team, ensuring they deliver on all accountabilities.\nTaking a lead role in interfacing with the client, stakeholders and other consultants at all project stages.\nMaintain excellent communication with client(s) and other consultants at all project stages.\nPerforming quantity surveying, cost controls and change management activities throughout the project lifecycle.\nCommunicate effectively and professionally with numerous parties including the general contractor, owner's representatives, and external stakeholders, taking responsibility for Turner & Townsend coordination within the overall construction process.\nCoordinate and assist with the strategic and operational management of Cost Management and Project Controls Services on large-scale construction programs.\nAct as the first point of contact for reporting on the overall commercial status of a project.\nDrive Turner & Townsend best practice at all stages of a project or program.\nIdentify opportunities to improve cost management procedures, processes, templates and products.\nUndertake staff performance reviews.\nSet a clear strategy and ambition for the team.\nIdentify, coach and mentor talent to realize their potential and celebrate the success of others.\nGrow and develop exceptional people.\nDisplay excellence in leadership and service delivery on commissions in line with the conditions of appointment.\nFinancial Management - Utilize internal software to track ongoing margin levels and monthly fee/resource forecasts for each commission and financial reports.\nDevelop priority plans including risk mitigation through internal tools, make performance measurements via Key Performance Indicators (KPI) and appraisal documents, management controls and critical success factors based on company goals.\nImplement and maintain the use of internal Business Management Systems and company delivery methodologies and tools in the office to ensure consistent delivery of best practice for clients and the company.\nUndertake internal BMS audits, and coordinate and represent the office for external audits undertaken by the external certification authority.\nDevelop a detailed understanding of the market, acting as a brand ambassador and creating a pipeline of opportunity.\nAdvise on contracting and procurement strategy to the benefit of clients across various delivery models and procurement routes, including program-level capital planning and reporting.\nDevelop strong relationships with clients and cross-functional team members.\nParticipate in meetings with VP of Business Unit, Directors and staff and prepare and deliver presentations.\nProvide weekly updates regarding the status of projects, initiatives, and staffing, and propose solutions and obtain approval and agreement from the management team.\nIdentify and act upon cross-selling and business generation opportunities.\nParticipate in generating proposals and RFP responses for new clients and projects.\nKnowledge Management - Ensure key information and learning is generated from each commission and input into internal databases.\nAttend relevant networking events.\nBe a role model that drives a one business culture that achieves great outcomes by striking the right balance for our people, clients, stakeholders, and society.\nSOX control responsibilities may be part of this role, which are to be adhered to where applicable\n Bachelor’s degree in Construction Management, Cost Management, Quantity Surveying, Engineering, or a related construction field.\nMinimum 5-7 years of relevant experience in a cost management role within the construction industry.\nRICS accredited or working toward accreditation preferred.\nExperience leading cost management on medium to large construction projects of moderate to high complexity.\nExperience supporting large-scale manufacturing, life sciences, technology, industrial, or commercial construction projects is preferred.\nConstruction consultancy experience is strongly preferred.\nStrong understanding of construction industry technical matters, including procurement routes, value management, and value engineering.\nExcellent communication and stakeholder management skills.\nAbility to thrive in a client-facing environment while managing multiple priorities and project stakeholders.\n *On-site presence and requirements may change depending on our client's needs.\nThe base salary range for this role is $165,000-$190,000 USD. This range reflects the company's good faith estimate of the base salary for this position at the time of the posting. Final compensation will be determined based on factors including experience, skills, qualifications, and internal equity.
