The role will review tender documentation, complete detailed quantity take-offs, calculate material and labour requirements, obtain supplier and subcontractor pricing and support tender submissions through to project handover.\nReview tender packs, design drawings, specifications and supporting documentation to understand project scope and client requirements.\nIdentify specified materials, finishes, fittings and bespoke joinery requirements.\nComplete accurate quantity take-offs for commercial fit-out and joinery works.\nCalculate material, labour, fabrication, assembly, installation and subcontractor costs.\nLiaise with workshop teams and Project Managers to establish realistic labour hours and production requirements.\nEnter material and labour information into estimating software and verify final cost calculations.\nIdentify scope gaps, design risks, technical challenges and other potential cost implications.\nPrepare clear assumptions, exclusions and qualifications to accompany tender submissions.\nObtain competitive quotations from suppliers and specialist subcontractors.\nReview supplier pricing for completeness, compliance and commercial suitability.\nNegotiate pricing and terms to support competitive tender outcomes.\nMaintain current knowledge of joinery materials, finishes, hardware, supplier rates and labour costs.\nIdentify value-engineering opportunities without compromising design intent or required quality.\nUpdate estimates following design revisions, tender clarifications or changes to scope.\nManage multiple tenders, bids and quotations against client deadlines and submission requirements.\nPrepare detailed and professionally presented cost breakdowns.\nParticipate in pre-tender and post-tender meetings with clients and project stakeholders.\nRespond to tender queries and provide pricing clarifications when required.\nPresent estimates for internal review and obtain approval before submission.\nSupport the handover of successful tenders to project delivery and workshop teams.\nMaintain accurate tender records, supplier quotations and supporting documentation.\nOther position-level duties as they arise.\nRequirements\nA bachelor’s degree in Quantity Surveying, Construction Management, Commercial Management or a related discipline is essential.\nMinimum 5 years’ estimating experience within commercial fit-out projects incorporating woodworking or specialist joinery is essential.\nStrong knowledge of joinery construction methods, materials, finishes, hardware and manufacturing processes is essential.\nAbility to accurately interpret architectural, interior-design and detailed joinery drawings is essential.\nDemonstrated experience completing material take-offs and calculating labour, fabrication and installation requirements is essential.\nStrong commercial awareness and the ability to prepare accurate and competitive estimates are essential.\nExperience sourcing supplier and subcontractor quotations and negotiating pricing is essential.\nProficiency in estimating software and Microsoft Excel is essential.\nStrong Microsoft Word, Outlook and general computer skills are essential.\nAbility to manage multiple bids and work to strict tender deadlines is essential.\nHigh attention to detail and a methodical approach to cost preparation are essential.\nExcellent written and verbal English communication skills are essential.\nConfidence communicating with clients, designers, suppliers, workshop teams and Project Managers is essential.\nExperience estimating projects within the UK commercial fit-out market is highly regarded.\nExperience working for a specialist joinery manufacturer or fit-out contractor with in-house production is highly regarded.\nKnowledge of UK construction practices, tender processes and subcontractor markets is highly regarded.\nExperience estimating bespoke joinery across workplace, retail, hospitality or leisure projects is highly regarded.\nExperience identifying and presenting value-engineering alternatives is highly regarded.\nFamiliarity with computer-aided take-off or specialist joinery estimating systems is highly regarded.\nBenefits\nWhy Join Twoconnect?\nWe offer more than just a job - we offer a supportive and rewarding career experience.
