This division between planning future work and handling current emergencies is also consistent with internal maintenance-planning material.\nEssential Duties and Responsibilities\nMaintenance Planning\nOrganize/catalog all parts inventory\nReview incoming maintenance requests and determine the scope of work required.\nDevelop detailed work orders with clear job descriptions and expected work steps.\nIdentify required labor, skills, tools, equipment, parts, materials, permits, and supporting documentation.\nEstimate labor hours required to complete planned maintenance activities.\nConduct field inspections and equipment walkdowns when necessary to properly scope work as well as confirming work performed meets operator / plant floor satisfaction.\nIdentify equipment manuals, drawings, procedures, safety information, and other documentation required by technicians.\nPrepare work so technicians can begin the job with minimal delays caused by missing information, materials, or resources.\nPreventive Maintenance\nDevelop, maintain, and continuously improve preventive maintenance (PM) procedures.\nReview manufacturer recommendations and equipment history when developing PM tasks.\nEnsure PM instructions clearly identify inspection points, lubrication requirements, adjustments, measurements, replacement criteria, and other required activities.\nReview completed PM work for opportunities to improve task instructions and effectiveness.\nAssist with establishing appropriate PM frequencies for plant equipment.\nCMMS / MaintainX Administration\nCreate and maintain equipment records and maintenance work orders within the facility’s CMMS.\nMaintain accurate equipment hierarchy, asset information, procedures, checklists, and supporting documentation.\nAttach manuals, photos, drawings, procedures, and other relevant information to work orders when appropriate.\nMaintain the planned-work backlog and identify work that is ready to be scheduled.\nReview completed work orders for documentation quality and completeness.\nParts and Materials\nDetermine parts and materials required for planned maintenance work.\nVerify availability before work is released for scheduling when practical.\nCoordinate with purchasing, storeroom personnel, vendors, and maintenance personnel regarding required materials.\nIdentify critical spare-part requirements based on equipment needs and maintenance history.\nDocument correct part numbers and equipment associations within the CMMS.\nScheduling Support\nMaintain a backlog of properly planned work that is ready for scheduling.\nProvide the Maintenance Supervisor or Scheduler with accurate estimates of labor, duration, resources, parts, and equipment requirements.\nCoordinate with production and operations to identify equipment availability and potential maintenance windows.\nHelp identify work appropriate for planned shutdowns, weekends, or other scheduled downtime.\nReliability and Continuous Improvement\nReview recurring equipment failures and maintenance history.\nIdentify opportunities to improve PM procedures and planned-maintenance activities.\nWork with maintenance technicians to capture equipment knowledge and incorporate lessons learned into future work plans.\nImprove job plans based on technician feedback and actual work performed.\nSupport efforts to increase planned versus reactive maintenance.\nAssist with equipment standardization and maintenance documentation initiatives.\nCoordination and Communication\nCommunicate regularly with Maintenance, Production, Operations, Purchasing, and other departments.\nParticipate in maintenance planning and scheduling meetings.\nCommunicate constraints such as unavailable parts, production requirements, special tools, contractor requirements, or equipment downtime.\nWork with technicians to ensure job plans accurately reflect field conditions.\nQualifications\nRequired\nStrong organizational and communication skills.\nHigh school diploma or equivalent.\nStrong mechanical, electrical, industrial maintenance, or manufacturing equipment knowledge.\nAbility to understand maintenance terminology, equipment components, and repair processes.\nAbility to read equipment manuals, parts diagrams, schematics, and technical documentation.\nStrong computer and documentation skills.\nAbility to manage multiple maintenance priorities and work requests.\nPreferred\nPrevious industrial maintenance technician, maintenance planner, maintenance supervisor, or similar manufacturing experience.\nExperience using MaintainX or another CMMS.\nExperience developing preventive maintenance procedures and job plans.\nExperience with maintenance parts and inventory management.\nFamiliarity with Microsoft Excel, Outlook, Teams, and other Microsoft 365 applications.\nExperience working in a manufacturing or industrial
