Developing and operating across North America, EMEA and Asia Pacific, Vantage has evolved data center design in innovative ways to deliver dramatic gains in reliability, efficiency and sustainability in flexible environments that can scale as quickly as the market demands.\nPosition Description:\nThis role will be based in Santa Clara California, following our flexible work policy (3 days in-office and 2 days flexible).\nVantage is looking for an Assistant Project Manager to assist the Special Projects team and Project Managers to drive success on new and ongoing construction projects.\n\nThe position covers all aspects of a construction project. Areas of expertise that requireminimal oversightandautonomy in the following areas:\n\nRFP developmentand overall project budgeting\n\nPre-bid oversight and coordination assistance\n\nAssist managing all design phases and documents\n\nAssistmanaging, coordinating and supervisingdesign-build contractorsand vendors\n\nAssist and/or coordinate with internal stakeholders and subject matter experts\n\nAssist with oversight of physical construction activities\n\nParticipation in commissioning\n\nAssist, manage and own project close outs: Punch list, as-builds, warranties, OEM, etc.\n\nEssential Job Functions:\nReport toand assistVantage Special Projects team and assigned manager.\n\nProficientat taking initiative, problem solving, time management, and thinking outside the box.\n\nGather vendor proposals, invoicing documents and ensure vendor deliverables are delivered in a timely manner.\n\nManage individual tasks throughout the construction process including submittals, RFI process, drawings and safety reporting.\n\nProficient understanding of contract types; i.e., GMP, Lump Sum, NTE, etc.\n\nProficient understanding of invoicing; i.e., lien waivers, pay applications, retention, etc.\n\nProficient in leading OAC meetings, coordination meetings, and facilitating stakeholder meetings.\n\nCoordinate VDC led meetings, manage meeting minutes and drive actions to closure.\n\nOversee OFCI equipment release, delivery, deficiencies, startup and commissioning.\n\nEnsure project compliance, track construction progress via daily logs, site inspections and QA/QC.\n\nManage project close-out and documentation.\n\nDuties:\nManage small to medium sized projects with Special Projects Project Manager or Sr. Project Manager oversight.\n\nOccasionally, based on Assistant Project Manager’s experience, readinessand learning development; individualmay be included in larger more technicalprojectsto assist Special Projects Project Manager or Sr. Project Manager.\n\nAssist and or manage multiple projects concurrently and projects in various locations.\n\nCoordinate internal alignment on project document reviews, budgeting and financial exercises and purchase order management.\n\nEnforce project quality controls and safety programs through an in-depth understanding of the partner contracts and design docs.\n\nManage and provide weekly HRA inspections to adhere to VDC safety metrics.\n\nPerform tasks accurately and execute with minimal supervision.\n\nAssist VantagePM(s) in preparing monthly financial updates and forecasts.\n\nManage contractor billing to ensure accuracy of scope included in each billing and timely review of all pay applications.\n\nManage change orders and review process independently. Provide timely review of change orders with accuracy of scope and costs.\n\nInput PO requests in the financial system, track and manage distribution process to all Vantage vendors.\n\nFacilitate design page-turns, document reviews, meeting minutes, capture deliverables and action items for internal stakeholders and direct contractor design partners.\n\nManage Vantage vendor partners to ensure completion of their scope and overall project completion (i.e., Signage, furniture, AV, etc.)\n\nAs required, manage design team/contractors throughout each project.\n\nWork closely with VDC Ops to coordinate ongoing site activities, develop and track MOPs and provide customer support as necessary.\n\nManage, organize and maintain internal file storage.\n\nOwn internal and external project closeout requirements.\n\nAssist and track as-builds, permits, and coordinate with local authorities to ensure permits and documents are current.\n\nTime to time, additional duties may be assigned by management.\n\nJob Requirements:\nBachelorof Sciencein Construction Management, Engineering, Architecture,or a similar field, or equivalent experience.\n\nMinimum of 5+years’ experience as a Project Engineer in Construction Project Managementassisting or supervising construction projects of increasing complexity is required.\n\nData Center, Owner’s Representative and/orGeneral Contractor experience is highly preferred.\n\nExperience in CSA (civil, structural, architectural) and MEP (mechanical, electrical, plumbing) construction management is a requirement.\n\nProficient in Microsoft Office and project management tools like MS Project, P6, Procoreand Bluebeam.\n\nUp to 10% travelmay be required.\n\nPhysical Demands and Special Requirements\nThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
