Detailed planning and execution management to accommodate a wide team member knowledge base will be necessary. Your responsibility will include ensuring that programmatic outcomes are being met, establishing clear communications across teams, and driving improvement in quality. This role is for someone with an entrepreneurial spirit who can adapt to change as the organization scales.\nEssential Job Functions:\nLead all aspects of assigned construction projects, not limited but inclusive of the following:\nProficient in estimating, RFP development, pre-bid planning, schedule creation, budget forecasting, leading OAC & stakeholder meetings, oversight, and coordination.\nExcellent at taking initiative, problem solving, time management, and thinking outside the box.\nExcellent at understanding contract types; i.e., GMP, Lump Sum, NTE, MSA’s, etc.\nExcellent at understanding invoicing; i.e., lien waivers, pay applications, retention, etc.\nLead all design phases and documents working internally with stakeholder groups and Subject Matter Experts.\nDrive all aspects of construction including pre-construction, design development, permitting and entitlements, competitive bid process, team selection, construction oversight, commissioning, and project closeout.\nAct as project leader, drive coordination and integration of internal customers within the project.\nFor assigned construction projects, manage General Contractors, vendors, stakeholders and project management resources.\nCoordinate and supervise projects requiring design-build and/or design bid build contractors.\nOversight of physical construction activities on site.\nLead commissioning of critical systems integration across new customer builds and existing data centers.\nSeamless hand-off of physical data center and project documents to customer and operations.\nManage contractor safety performance, while upholding Vantage Data Center safety standards/data center work rules.\nCoordinate logistics planning for all OFCI equipment.\nDuties:\nReport to assigned Vantage Special Projects team and manager.\nManage assigned portfolio execution of data center remediation projects from concept through commissioning and prepare various reports on a monthly and/or quarterly basis.\nManage and lead multiple small, medium and large sized projects concurrently, independently and in various locations.\nDepending on the project size (typically for medium or large projects) mentor, manage and assist Special Projects Assistant Project Manager(s) with daily tasks, learning, guiding and development.\nDrive day-to-day construction decisions to conclusion.\nQA/QC work of assigned projects to confirm accuracy. Handle inputs and delivery of work products with internal team members to ensure that new data center spaces follow all applicable VDC applicable requirements.\nEstablish and track project budgets. Submit approval packages to TOF approval group.\nPartner with Base Building Director(s), Construction Cost & Finance to produce monthly project forecasts including variance analyses as well as execution of Master Service Agreements (MSAs) and project authorizations for new and existing contractors and vendors.\nVendor/Contractor management including qualification and relationship building/maintenance.\nReview monthly billing with Special Projects team, confirm substantiation and audit vs budget.\nEnsure ‘lessons learned’ are held and placed in the feedback loop to drive continuous improvement.\nEnsure project team aligns with project turnover documentation requirements to Operations.\nWork closely with Operations to coordinate design criteria and construction with ongoing maintenance and operation of existing facilities.\nJob Requirements:\nBachelor of Science degree in Construction Management, Engineering, Architecture or a similar field, or equivalent experience.\n5-7 years of Construction Project Management experience is required, 8-12 years is preferred.\nSophisticated and technical construction experience is required.\nData Center and General Contractor experience is highly preferred.\nOwner Representative and/or Life Science experience is preferred.\nExperience in CSA (civil, structural, architectural) and MEP (mechanical, electrical, plumbing) construction project management is a requirement.\nProficient in Microsoft Office, project management tools like MS Project, P6, Bluebeam and Procore.\nTravel may be required and could grow, but will be assessed by the Special Projects team.\nWe operate with No Ego and No Arrogance.
