Veev has developed a vertically integrated approach that involves multi-disciplinary collaboration across real estate, design, development, engineering, manufacturing, and construction.\nThe Role\nThe Senior Land Development Manager is a strategic leader responsible for leading all land development activities including planning, scheduling, contracting, budgeting and execution. This role requires a strong understanding and experience of land development, ideally with the added complexity of managing development under a scattered homesite strategy. The position requires knowledge and adherence to both budgets and schedules. It requires strong negotiation skills and the ability to lead an experienced development team. The Senior Manager will not only lead department activities, the person will also oversee projects. The position requires an ability to flex from office and field seamlessly. The Land Development Senior Manager will work closely with peers in the Real Estate Department and senior management, as the representative for the land development function.\nResponsibilities\nStrategic Planning:\nMaintain strict adherence to budgets and schedules.\nForecast the business weekly, monthly and quarterly.\nWork with trades and design teams to provide customer value at the best negotiated cost.\nPresent alternative approaches to land development to accelerate schedules and lower budgets.\nLand Development:\nLead and develop the experienced land development team.\nDevelop a broad trade base of trusted horizontal contractors. Build relationships. \nEstimate, forecast and track budgets for all projects on a monthly basis\nNegotiate the best contracted price for land development work with trades that can meet or beat our scheduled homesite deliveries. \nPlan, manage and execute land development field activities.\nOversee and communicate schedules to Veev leadership and downstream departments.\nStakeholder Management:\nBuild and maintain relationships with peers in Real Estate, Construction, trades, and local authorities.\nCollaborate with internal and external teams to design, contract and execute.\nCollaborate with permitting, construction and trade partner teams to coordinate the collective Homebuilding schedules. \nFinancial Analysis & Budgeting:\nPrepare and manage budgets for projects.\nConduct financial forecasting quarterly.\nReview land development spend versus Green Folder and current Corporate Model monthly. Manage and analysis to assess the viability of potential acquisitions.\nQualifications\nEducation: Bachelor’s degree in Real Estate Development or Construction Management. High School degree for those with extended relevant experience.\nExperience: Minimum of 4-7 years of experience in land development, homebuilding construction, or a related field.\nSkills:\nLand development and/or construction experience\nStrong negotiation skills on horizontal trades\nAn ability to read construction plans (civil, geotech, landscape, foundation)\nProfessional and polished to talk and negotiate with city inspectors\nBudgeting and forecasting capabilities\nCapable of managing and tracking detailed schedules on a project basis\nExceptional leadership and team management skills.\nAbility to communicate effectively with internal and external stakeholders.\nStrategic thinking and vision\nResults-driven with a focus on achieving targets\nStrong problem-solving and decision-making capabilities\nHigh level of integrity and ethical standards\nAdaptability and resilience in a fast-paced environment\nCompensation\nPursuant to state and local pay disclosure requirements, the pay range for this role, with final offer amount dependent on skills, education, experience, and location is $150,000 - $190,000 annually for Hayward, CA and surrounding areas.\nBenefits Highlights\nPaid vacations, sick, and holidays\nLife insurance\nPre-tax flexible spending accounts\nHealth benefits, dental and vision insurance\nWe are committed to bringing together individuals from diverse backgrounds and perspectives.
