Infrastructure and Property Maintenance\nOversee the maintenance of all common areas, internal roads, pathways, drainage systems, streetlights, and community infrastructure.\n\nEnsure the proper functioning and upkeep of electrical systems, plumbing, water supply, pumps, DG sets, STP/WTP, and other utility installations, as applicable.\n\nMonitor the condition of buildings, amenities, equipment, and infrastructure to identify and resolve maintenance issues proactively.\n\nPlan and execute preventive and corrective maintenance activities.\n\nCoordinate repairs, renovations, and infrastructure improvement projects.\n\nMaintain maintenance schedules, equipment records, service logs, and technical documentation.\n\n2. Facility and Common Area Management\nEnsure the upkeep of landscaped areas, gardens, parks, clubhouses, swimming pools, gymnasiums, and other community amenities, as applicable.\n\nMonitor housekeeping, waste management, pest control, sanitation, and overall cleanliness.\n\nEnsure common facilities are maintained to premium residential community standards.\n\nConduct regular inspections and ensure timely closure of identified maintenance issues.\n\nCoordinate with security teams to ensure smooth day-to-day community operations and appropriate access control.\n\n3. Manpower and Staff Management\nManage and supervise housekeeping staff, technicians, electricians, plumbers, gardeners, security personnel, and other outsourced or in-house facility staff.\n\nAllocate duties, prepare duty rosters, monitor attendance, and ensure adequate manpower availability.\n\nMonitor staff performance, productivity, discipline, grooming, and service quality.\n\nEnsure staff follow established operating procedures, safety guidelines, and service standards.\n\nAddress operational issues and coordinate training wherever required.\n\n4. Vendor and Contractor Management\nCoordinate with external vendors, contractors, and service providers for maintenance, repairs, and facility services.\n\nMonitor vendor performance, service quality, timelines, and contractual commitments.\n\nVerify completed work and ensure adherence to agreed specifications.\n\nMaintain vendor records, service agreements, warranties, and annual maintenance contracts (AMCs).\n\nIdentify opportunities to improve service quality and optimise maintenance costs.\n\n5. Budgeting and Cost Control\nPrepare and monitor facility maintenance budgets and operational expenses.\n\nTrack expenditure on repairs, utilities, consumables, manpower, and vendor services.\n\nControl unnecessary costs without compromising safety or service quality.\n\nMaintain records of purchase requests, invoices, quotations, and maintenance expenses.\n\nRecommend cost-effective solutions for recurring maintenance issues and infrastructure improvements.\n\n6. Safety, Compliance and Emergency Management\nEnsure compliance with applicable safety requirements and relevant statutory obligations for facility operations.\n\nMonitor fire safety systems, emergency exits, firefighting equipment, and emergency response arrangements.\n\nCoordinate periodic inspections, equipment testing, and emergency preparedness drills.\n\nEnsure safe working practices for employees, contractors, and service providers.\n\nRespond to emergencies such as power failures, water supply disruptions, equipment breakdowns, flooding, and other facility-related incidents.\n\nMaintain incident reports and implement corrective and preventive actions.\n\n7. Resident Coordination and Service Delivery\nAct as the primary point of contact for facility-related concerns raised by residents, the association, or community management.\n\nEnsure complaints and service requests are recorded, prioritised, and resolved within defined timelines.\n\nCommunicate maintenance schedules, planned service disruptions, and important operational updates.\n\nMaintain a professional and service-oriented approach while dealing with residents.\n\nWork closely with the Resident Welfare Association (RWA), Homeowners Association, or community management committee, as applicable.\n\n8. Reporting and Documentation\nPrepare daily, weekly, and monthly facility operations reports.\n\nTrack maintenance requests, complaint closure rates, preventive maintenance completion, and recurring issues.\n\nMaintain records of assets, equipment, maintenance schedules, vendor contracts, and utility consumption.\n\nProvide regular updates to management on facility performance, expenses, risks, and improvement initiatives.\n\nRequired Qualifications and Skills\nB.E./B.Tech in Civil, Mechanical, Electrical Engineering, or a related engineering discipline.\n\n5-8 years of relevant experience in facility management, property maintenance, residential communities, hotels, commercial buildings, or integrated facilities management.\n\nExperience managing technical infrastructure, utilities, maintenance activities, and service staff.\n\nStrong knowledge of preventive maintenance, troubleshooting, vendor coordination, and facility operations.\n\nExperience handling housekeeping, landscaping, security coordination, and other outsourced services.\n\nGood manpower management, communication, coordination, and problem-solving skills.\n\nAbility to manage multiple priorities and respond effectively to emergencies.\n\nProficiency in MS Excel, email, reporting, and maintenance tracking systems.\n\nPreferred Candidate Profile\nExperience managing premium residential communities, gated villa projects, luxury apartments, or large residential townships.\n\nPractical knowledge of electrical, plumbing, civil maintenance, water treatment systems, sewage treatment plants, DG sets, and other building utilities.\n\nExperience managing multiple vendors and a sizeable facility workforce.\n\nStrong ownership, accountability, and a hands-on approach to resolving operational issues.\n\nResident-focused mindset with the ability to maintain high service standards.\n\n Key Performance Indicators (KPIs)\nTimely completion of preventive and corrective maintenance.\n\nReduction in recurring breakdowns and infrastructure complaints.\n\nResident satisfaction and timely resolution of service requests.\n\nCleanliness and upkeep of common areas and amenities.\n\nVendor performance and service quality.\n\nMaintenance cost control and budget adherence.\n\nStaff productivity, attendance, and discipline.\n\nSafety compliance and emergency response effectiveness.\n\n We are looking for an experienced and proactive Facility Manager to oversee the overall maintenance, infrastructure, facilities, and day-to-day operations of a premium gated villa community.\nThe individual will be responsible for maintaining the community's infrastructure, common areas, utilities, landscaping, security coordination, housekeeping, and other essential services.
