As a syndicator of Low-Income Housing Tax Credits (LIHTC), W&D Affordable Equity raises corporate equity and monitors the development, construction, lease-up, and permanent financing phases of its investments. With a dedicated team of experienced real estate, asset management, legal, and tax professionals, we provide the highest level of fully integrated real estate and investment support services.\nThe Impact You Will Have\nReporting to the VP, Project Manager, the AVP, Project Manager is responsible for managing the acquisition of limited partnership interests in affordable housing developments. As a member of an acquisitions pod, this role manages assigned LIHTC transactions from underwriting and due diligence through closing, ensuring thorough financial analysis, effective risk mitigation, and timely execution. The AVP works closely with developers, investors, and internal stakeholders to advance transactions, coordinate deliverables, and develop sound investment recommendations. As part of a growing business within Walker & Dunlop, this position offers the opportunity to take ownership of complex transactions, strengthen technical expertise, and contribute to the continued growth and success of the platform.\nPrimary Responsibilities\nManage assigned LIHTC transactions from underwriting and due diligence through closing, ensuring timely execution and adherence to established investment and transaction processes.\nLead negotiations of project partnership agreements with developers, collaborating with the VP, Project Manager on complex transaction matters as appropriate.\nConduct and review financial feasibility analyses, including construction sources and uses, operating budgets, projected income, and permanent financing structures.\nReview and negotiate loan and financing documents with multiple lenders, including conventional and tax-exempt lenders.\nEvaluate key due diligence materials, including tax credit applications, market studies, appraisals, environmental reports, title, survey, and regulatory approvals.\nManage transaction timelines and coordinate cross-functional efforts with underwriting, construction, modeling, legal, and asset management teams to facilitate successful closings.\nServe as the primary point of contact for developers on assigned transactions and respond to investor and internal inquiries regarding transaction status.\nCoordinate transaction activities and deliverables with Acquisitions Coordinators and other team members, ensuring accuracy, quality, and adherence to established underwriting and transaction processes.\nPrepare Project Acquisition Reports (PARs), including investment rationale, key transaction risks and mitigants, and recommended deal structures; present transactions to the Investment Committee for approval and support investor investment decisions through presentations and responses to due diligence inquiries.\nProactively identify and address financial, legal, development, and transaction risks, collaborating with internal stakeholders and external partners to develop appropriate mitigation strategies and escalating complex matters as needed.\nEnsure complete, accurate, and compliant maintenance of project due diligence files.\nCollaborate with the VP, Project Manager to identify opportunities to improve transaction execution, team coordination, and established processes.\nPerform other duties as assigned\nAttendance is generally required from 8:30 am - 5:30 pm local time, Tuesday through Thursday, with the option to work remotely on Mondays and Fridays.\nEducation and Experience\nBachelor's degree required.\n6+ years of experience in real estate finance, development, or affordable housing transactions.\nDemonstrated experience underwriting and structuring real estate transactions, preferably in LIHTC investments.\nExperience managing transactions and coordinating activities with cross-functional teams.\nFamiliarity with escrow processes, title, and survey review preferred\nKnowledge, Skills, and Abilities\nStrong understanding of real estate development, finance, and LIHTC transactions.\nAdvanced financial analysis skills with high proficiency in Microsoft Excel.\nStrong negotiation, analytical, and problem-solving abilities.\nExcellent written and verbal communication skills with the ability to effectively engage developers, investors, and internal stakeholders.\nAbility to independently manage multiple complex transactions in a deadline-driven environment.\nStrong organizational and project management skills, including the ability to coordinate deliverables, manage competing priorities, and maintain accountability for assigned transactions.\nSound business judgment and ability to assess, mitigate, and appropriately escalate transaction risks.\nAbility to collaborate effectively with cross-functional teams and contribute to shared business objectives.\nHigh degree of professionalism and discretion.\nAbility to show ownership of your work, embrace challenges and growth opportunities, and demonstrate patience when learning new processes.\nDemonstrates courtesy, respect, and thoughtfulness when teaming with colleagues and collaborating with stakeholders. \nThis position has an estimated base salary of $125,000 - $150,000 plus a discretionary bonus.
