Generates and tracks service orders, approvals, and distribution. Coordinates contractor activity.\nProvides excellent tenant service. Responds to tenant requests/problems in a timely and courteous manner and generates work orders directed to vendors or maintenance staff. Follows up with tenants to ensure satisfactory resolution.\nOversee property vendors to ensure performance meets Onni standards and contracts are adhered to.\nCreates annual income and expense budget.\nResponsible for accounts receivables, monthly variance reporting, and quarterly re-forecasting.\nVerifies all invoice amounts and information with approved Service Orders or Contracts.\nAssists corporate accounting with questions related to the properties and resolution of vendor issues.\nUtilizes highly effective communication and interpersonal skills for building important relationships with guests, employees, city officials, and other community leaders.\nDevelops ideas and implement programs to enhance the tenants’ experiences in the building.\nEnsures that property files are properly maintained and kept up to date in accordance with company policy. Prepares and maintains appropriate files, records, correspondence, and file notes.\nDevelops and implements new ways to meet business needs, improves processes, works more efficiently, and values engineer projects and other costs associated with the building.\nCooperates with other departments, including Leasing, Tenant Improvement, Development, and Construction.\nKnowledge of Building Life, Fire, and Safety Panel systems.\nQualifications Include:\nPrevious experience as a Commercial Property Manager.\nB.A. degree or equivalent experience.\n4+ Years of Commercial Property Management experience.\nExperience with leasing & tenant management.\nExcellent communication skills, both verbal and written.\nIntermediate knowledge of Yardi Voyager and MS Office Suite( Excel, Outlook, Word & PowerPoint)\nInnovative marketing skills and abilities.\nBudget experience -must have the ability to review financials and provide variance explanations.\nExcellent customer service and exceptional organizational skills.\nMust be self-motivated, creative, and resourceful.\nPay Range\n$85,000—$95,000 USD\nWe celebrate diversity and are committed to creating an inclusive environment for all employees.
