The role will own MEP engineering outcomes across projects from iniƟal opportunity assessment, design, construction, commissioning, and handover, ensuring alignment with WeWork standards, applicable codes, project budgets, timelines, quality expectations, and operational requirements. The role will also lead the development of engineering processes, standards, technology adoption, value engineering initiatives, and team capability to continuously improve project delivery, cost efficiency, and member experience.\nRoles and Responsibilities\n1. MEP Design Governance & Engineering Leadership\nProvide overall technical leadership and governance for HVAC, Electrical, Fire Protection & Plumbing (MEP) engineering across projects.\n\nReview and govern MEP design strategies, ensuring compliance with WeWork standards, applicable local and national building codes, statutory requirements, and operational needs.\n\nOversee design development by external consultants and design-build partners, reviewing submissions, calculations, drawings, specifications, and design packages.\n\nInterface with architectural, interior design, structural, BIM/VDC, and engineering consultants to resolve design interfaces and technical issues.\n\nLead design reviews, design coordination, constructability assessments, and technical risk reviews.\n\nDevelop and continuously improve MEP design standards, guidelines, templates, checklists, and engineering best practices.\n\nEnsure design intent is effectively translated into construction and operational requirements.\n\n2. Project Due Diligence, Pitch Strategy & Costing\nLead MEP due diligence for potential projects by reviewing existing building documentation and conducting site assessments.\n\nIdentify MEP gaps, risks, constraints, opportunities, and potential project costs during the early feasibility and pitch stages.\n\nProvide engineering inputs to Real Estate, Construction, Design, Strategy, and commercial teams to support project decision-making.\n\nDevelop and validate MEP scope, preliminary engineering strategies, budgetary estimates, cost assumptions, and project timelines.\n\nIdentify potential cost and schedule risks early and develop mitigation strategies.\n\nSupport lease negotiations by providing MEP technical inputs and identifying requirements that need to be incorporated into landlord/lease obligations.\n\nPartner with the Legal and Real Estate teams to establish appropriate MEP provisions within lease and commercial agreements.\n\nDrive value engineering and alternate design strategies to achieve cost, quality, functionality, and timeline objectives.\n\n3. Design Development & Consultant Management\nDevelop schematic-level MEP requirements and handover packages in collaboration with internal Architects, Designers, and BIM/VDC teams.\n\nTranslate project requirements into clear design briefs for external consultants and design-build contractors.\n\nVet, evaluate, onboard, and manage MEP consultants and engineering partners.\n\nEstablish clear deliverables, review mechanisms, timelines, and quality expectations for consultants.\n\nLead consultant design reviews and ensure timely closure of design comments and technical issues.\n\nEnsure coordination between MEP, architecture, interiors, structural, and technology systems.\n\n4. Construction, Delivery & Quality Management\nProvide technical leadership throughout construction and ensure MEP works are delivered in accordance with approved designs, standards, specifications, and project requirements.\n\nConduct site visits and inspections to verify installation quality, design compliance, and construction progress.\n\nParticipate in project kick-offs, contractor onboarding, page-turning sessions, and key technical reviews.\n\nWork closely with contractors and Supply teams to resolve field issues and maintain project schedules.\n\nDrive timely closure of technical RFIs, design changes, site issues, and construction challenges.\n\nMonitor quality of installation, testing, commissioning, and documentation.\n\nLead value engineering discussions with contractors and consultants while maintaining required quality, performance, and operational outcomes.\n\n5. Tendering, Procurement & Commercial Management\nLead or support MEP tendering activities, including scope development, technical evaluation, bid analysis, negotiations, and recommendation of vendors/contractors.\n\nPartner with Supply teams to ensure competitive procurement and alignment with approved project budgets.\n\nReview cost proposals and identify scope gaps, exclusions, assumptions, and commercial risks.\n\nDrive cost optimization through standardization, value engineering, technology adoption, and alternative engineering solutions.\n\nEnsure project scope and landlord obligations are clearly defined to minimize variations and commercial exposure.\n\n6. Commissioning & Handover\nOversee MEP testing, commissioning, and readiness activities prior to project handover.\n\nLead technical resolution of commissioning issues and ensure systems meet design intent and operational requirements.\n\nManage MEP punch/snag lists and ensure timely closure of critical issues.\n\nOversee the handover of projects from Development/Construction to Operations.\n\nEnsure complete and accurate MEP handover documentation, including as-built drawings, test reports, commissioning records, O&M documentation, and asset information.\n\nWork closely with Operations and Facilities teams to ensure a smooth transition into operational readiness.\n\n7. Team Leadership, Mentorship & Resource Management\nLead, mentor, and develop the MEP engineering team, building strong technical capability and leadership depth.\n\nAllocate engineering resources across projects based on priorities, complexity, timelines, and business requirements.\n\nEstablish clear accountability, ownership, and performance expectations within the team.\n\nDevelop team members through coaching, technical reviews, knowledge sharing, and exposure to complex projects.\n\nBuild a culture of collaboration, accountability, continuous learning, and engineering excellence.\n\nIdentify capability gaps and develop training and succession plans for the engineering team.\n\n8. Cross-Functional Leadership & Stakeholder Management\nWork closely with Real Estate, Construction, Supply, Architecture, Interior Design, BIM/VDC, Operations, Standards, Strategy, Finance, and Legal teams.\n\nAct as the senior MEP engineering interface with internal stakeholders, consultants, contractors, landlords, and other external partners.\n\nEnsure engineering decisions are aligned with broader business objectives, project strategy, cost, schedule, quality, and operational requirements.\n\nDrive effective communication and timely decision-making across project teams.\n\nEscalate critical technical, commercial, and delivery risks with clear recommendations and mitigation plans.\n\n9. Engineering Innovation, Technology & Process Improvement\nLead engineering initiatives focused on improving project delivery speed, quality, cost efficiency, and operational performance.\n\nIdentify opportunities for technology adoption, automation, digital engineering, BIM/VDC, smart building solutions, and data-driven engineering.\n\nIndependently research and evaluate emerging technologies, engineering solutions, and industry practices that can improve project delivery.\n\nDrive efficiency studies, standardization, design optimization, and process improvements across MEP disciplines.\n\nIdentify recurring project issues and develop scalable solutions rather than project-specific fixes.\n\nEstablish engineering KPIs and mechanisms to measure design quality, cost efficiency, delivery performance, and operational outcomes.\n\nDevelop and lead initiatives to continuously improve the Supply and engineering ecosystem.\n\n10. Building Performance & PUE Optimization\nEvaluate opportunities to improve building and MEP system efficiency through design optimization and operational strategies.\n\nDrive initiatives related to energy efficiency, PUE optimization, system performance, maintainability, and lifecycle cost.\n\nBalance capital expenditure, operational expenditure, reliability, maintainability, and member experience while developing engineering solutions.\n\nIdentify opportunities to reduce energy consumption and improve overall building performance without compromising reliability or operational requirements.\n\nEducation and Desired Qualifications\nBachelor's degree in Mechanical / Electrical engineering discipline.\n\nTypically 15-18+ years of relevant experience in MEP design, engineering, construction, fit-out, commercial real estate, workplace, hospitality, or similar environments.\n\nStrong experience across HVAC, electrical, fire protection, plumbing, and building services engineering.\n\nProven experience managing multidisciplinary consultants, contractors, and internal engineering teams.\n\nStrong understanding of project costing, tendering, value engineering, contract/lease requirements, and construction delivery.\n\nExperience in building due diligence, design governance, construction quality, commissioning, and handover.\n\nStrong knowledge of applicable local and national building codes, standards, and statutory requirements.\n\nExperience with BIM/VDC, digital engineering, automation, smart building technologies, or energy optimization will be an advantage.\n\nEqual Opportunity Employer\nWeWork India is an Equal Opportunity Employer.
