You will support the maintenance team and help ensure the property remains safe, well-maintained, and meets ownership and management objectives.\nAdditionally, the selected candidate will typically work: Monday through Friday, from 7:00 AM to 3:30 PM, with a 1-week on-call rotation every 3 weeks.\nResponsibilities:\nOversee day-to-day property maintenance operations while serving as a hands-on working supervisor.\nPerform maintenance and repairs involving appliances, carpentry, hardware, masonry, painting, basic electrical, basic plumbing, and basic HVAC.\nMaintain grounds and curb appeal through snow removal, landscaping, trash management, and general property upkeep.\nPrepare maintenance team and vendor schedules to complete service requests and preventive maintenance in a timely manner.\nConduct monthly building and unit inspections, review third-party inspection findings, and coordinate necessary maintenance repairs.\nMaintain working knowledge of maintenance programs and capital improvement projects and solicit contractor bids with appropriate approvals.\nParticipate in on-call activity and respond to after-hours maintenance emergencies as needed.\nRequirements:\nHigh school diploma or GED equivalent.\n3–5 years of apartment, property, facilities, or building maintenance experience.\nUp to 1 year of supervisory or leadership experience.\nA current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.\nGeneral knowledge of electrical, plumbing, appliances, and HVAC (Heating, Ventilation, and Air Conditioning).\nExperience with forced hot water baseboard heating systems, boilers, and painting.\nExperience cutting keys and changing locks.\nCertified Apartment Maintenance Technician (CAMT) certification.\nExperience with computer systems, particularly Microsoft Office.\nStrong customer service, verbal and written communication, and supervisory skills, with the ability to work effectively with diverse groups of people and personalities.\nAvailability to participate in on-call activity during off-hours for urgent maintenance needs.\nPreferred Qualifications:\nVocational or technical training.\nHVAC, asbestos, or lead-based paint certification.\nExperience with REAC and/or NSPIRE inspections.\nOSHA 10 or OSHA 30 training and/or CAMT certification
