Ensure that the physical condition of the property satisfies ownership and management objectives.\nThe pay for this role is $40.00 per hour dependent on experience. On call schedule is one week on every 5 weeks.\nResponsibilities: \nLead and manage a maintenance staff at the properties on a day to day basis and act as a working Supervisor when not supervising staff. \nAssists in hiring, developing, training and holding staff accountable to operating standards. \nConduct and participate in weekly staff meetings.\nPrepare and execute bid packages, RFPs, vendor coordination and management of multiple operating and capital budgets.\nAssist the Property Managers in controlling maintenance expenses. \nResponsible for preparing work schedules for maintenance staff and vendors to complete service requests, maintain the preventive maintenance program and overall curb appeal. \nComplete monthly building inspections and review third party property inspections to resolve maintenance repairs.\nManage complex, centralized building systems including boiler plants, chiller systems, and large-scale mechanical operations associated with high-rise infrastructure.\nMaintain working knowledge of all maintenance programs and capital improvement projects. \nSolicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager. \nParticipate in on call activity during off hours, emergencies and hands on maintenance activity. \nRequirements: \nHigh school diploma or GED equivalent. \n5-8 years of relevant work experience. \n5+ years of supervisory and management experience.\nStrong multifamily experience ideally within large or high-rise communities.\nGeneral knowledge of electrical, plumbing, appliance, and HVAC. \nA current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. \nExperience with computer systems such as Microsoft Office Suite. \nPast knowledge in bidding capital projects and supervising work.\nEPA certification.\nPrior experience using outside vendors / contractors in HVAC, electric, landscaping and painting, snow removal. \nExcellent customer service skills. \nSolid verbal and written communication skills. \nAvailability for on-call activity during off-hours for urgent needs. \nAbility to work with a diverse group of people and personalities. \nPreferred Qualifications: \nVocational or Technical training. \nCAMT (Certificate for Apartment Maintenance Technicians), and HVAC (Heating, Ventilation, and Air Conditioning) certifications.\nExperience with central plant operations.\nProven ability managing aging infrastructure and capital
