What is great Workmanship?. The reporting paradox: How to ensure property teams spend more time using data than gathering it.

About the role:

We're looking for a Welcome Facilities Manager to support our Building Managers and keep standards high across every building in the Welcome portfolio.

It's a varied, hands-on role. One week you might be auditing a building's compliance, the next running a contractor tender or helping a new Building Manager through their first day.

About Welcome:

Welcome is Workman's tailor-made property management service for large multi-let offices. Since we launched it in 2018, it has been built on a simple idea: fewer buildings, more of us.

That means low building ratios, strong site teams and a service that's fixed and flexed to suit each building, its client and its occupiers. We work from offices in London, Birmingham, Manchester, Liverpool and Edinburgh.

Day to day, you’ll:

  • Compliance & standards: Monitor and report on H&S performance across the portfolio, benchmark buildings, manage the annual H&S award, carry out annual compliance and operational audits, and conduct regular site visits to maintain standards and identify risks.
  • Supporting Building Managers: Provide operational and compliance guidance, cover sickness and annual leave, support out-of-hours and weekend works, assist with recruitment and interviews, and deliver structured inductions for new Building Managers.
  • Suppliers & tenders: Manage centralised portfolio tenders alongside key stakeholders, hold quarterly supplier meetings, review performance against KPIs, resolve issues and identify opportunities to improve service quality and value for money.
  • New sites & projects: Support the planning and mobilisation of new buildings, ensuring they are ready to operate on time. Contribute to projects from design through to delivery, advising on decisions that affect building operations and the occupier experience.
  • Team & portfolio management: Support the Senior Welcome Facilities Manager with quarterly portfolio meetings, review performance and share best practice, whilst building strong working relationships between the central Workman team and on-site Building Managers.

What we expect from you:

  • Solid facilities or building management experience, ideally in multi-let commercial offices
  • A strong working knowledge of H&S and statutory compliance, with IOSH Managing Safely or NEBOSH General Certificate (or working towards it)
  • Experience managing contractors, including running tenders and reviewing performance against KPIs
  • Confidence supporting and guiding others, and an interest in helping new team members succeed
  • Good organisation and the ability to juggle several buildings at once
  • A clear, friendly way of working with clients, occupiers, contractors and colleagues
  • Happy to travel between sites and work some weekends when needed
  • It would be great if you also have an IWFM qualification or experience of mobilising new sites, but it isn't essential.
