You’ll manage fewer buildings than the industry norm, giving you time to know your buildings, clients and occupiers properly\nThe role will require regular and direct communication with institutional fund management clients and the supervision of a number of other property managers, graduates and on-site staff.\nYou will work closely with the Property Accounts team to ensure that all financial information is reported accurately.\nDay to day you'll\nJoin the Welcome team in Birmingham, delivering Workman’s enhanced property management service to clients and occupiers across a portfolio of multi-let offices.\nBe the main point of contact for clients and their occupiers, building close, long-term relationships with both\nDeliver Welcome’s service standards at every stage of the occupier journey, from pre-lease and fit-out through move-in, day-to-day occupation and exit\nWork with Welcome’s CX and on-site teams to plan and elevate the occupier experience, and act on occupier feedback and satisfaction data\nPrepare formal monthly and ad hoc client reports, covering property performance, occupier feedback and recommendations\nPrepare and manage service charge budgets and expenditure, working with the Property Accounts team so all financial information is reported accurately\nMake sure rent and other income is administered and recorded correctly, and manage occupier arrears\nMake sure occupiers meet their lease obligations, and handle applications for consent to assign, sublet and alter\nOversee the provision of common services, working with building managers, FM and contractors\nCarry out or arrange regular property inspections\nLine manage and develop property managers, graduates and on-site staff, and support graduates and apprentices working towards their APC\nWhat we expect from you\nMRICS preferred, or equivalent experience in commercial property management at a similar level\nSolid experience managing multi-let commercial property, ideally offices\nStrong service charge knowledge, including budgets, reconciliations and the RICS professional statement on service charges in commercial property\nExperience line managing or mentoring others, ideally including APC candidates\nA confident, professional communicator who earns credibility with clients and trust with occupiers\nProactive, practical and positive, with sound judgement and a hands-on approach\nCommercially aware, with an eye for opportunities to add value for clients\nWell organised, able to run a busy office assets and meet reporting deadlines\nConfident with property management systems and Excel\nKnowledge of the Birmingham and Midlands office market would be an advantage\nWhy Workman\nHybrid working to offer you a great work life balance, with a minimum of three days in the office.\nCore working hours to allow for added flexibility and helps ease your commute to the office.\nStudy support\nDiscretionary annual bonus and salary reviews.\nHealthcare, life insurance & wellness programme.\nLong service additional holidays, your birthday off and an extra day between Christmas and New Year.\nLifestyle benefits to suit you: gym membership, cycle to work, buy and sell holiday to name just a few.\nSocial events throughout the year including a firm wide Christmas party!
