This role will work closely with project management, construction, engineering, procurement, contractors, and other project stakeholders to maintain cost control, manage commercial risk, evaluate changes, and support successful project delivery.\nThe ideal candidate will have experience supporting large, technically complex construction programs within semiconductor, advanced manufacturing, cleanroom, pharmaceutical, life sciences, data center, battery manufacturing, or other mission critical environments.\nExperience with semiconductor fab construction, cleanrooms, process utilities, MEP systems, tool installation, or advanced manufacturing facilities is highly preferred.\nEssential Duties and Responsibilities\nProvide Quantity Surveying and commercial management support for major construction packages throughout the project lifecycle.\nManage cost planning, forecasting, budgeting, cost reporting, and cost to complete activities for assigned scopes of work.\nReview contractor proposals, estimates, quotations, and commercial submissions for accuracy, completeness, and alignment with project scope.\nSupport procurement activities including bid package development, bid analysis, commercial leveling, contractor negotiations, and award recommendations.\nAdminister construction contracts from award through final account and project closeout.\nReview and evaluate change orders, change requests, scope changes, contractor claims, and potential commercial impacts.\nPrepare independent cost assessments and validate contractor pricing for labor, materials, equipment, subcontractors, indirect costs, and construction support requirements.\nIdentify scope gaps, commercial exposure, cost risks, and potential opportunities throughout project execution.\nMaintain accurate cost and commitment tracking and support monthly cost and value reconciliations.\nDevelop and maintain forecasts for committed costs, anticipated changes, contingency usage, and final project costs.\nSupport risk and opportunity management by identifying potential commercial impacts and recommending appropriate mitigation strategies.\nReview contractor payment applications and validate completed work against contractual requirements and project progress.\nAssist with contract interpretation and ensure commercial requirements are consistently applied across assigned construction packages.\nSupport negotiation and resolution of commercial issues with general contractors, trade contractors, specialty contractors, equipment vendors, and other project partners.\nCoordinate closely with project controls, scheduling, procurement, engineering, construction management, and finance teams.\nProvide clear commercial reporting to project leadership and communicate significant cost trends, risks, changes, and forecast impacts.\nSupport project closeout activities including final account negotiation, reconciliation of outstanding changes, and contract completion.\nSemiconductor and Technical Project Scope\nThe Quantity Surveyor may support commercial management across construction scopes including:\nCleanroom and controlled environment construction\nFab and subfab construction\nBase building and core construction\nMechanical, electrical, plumbing, and process systems\nCentral utility plant and facility utility systems\nProcess piping and process utility distribution\nUltra pure water systems\nProcess wastewater and wastewater treatment systems\nBulk gas and specialty gas systems\nChemical distribution systems\nHVAC, make up air, exhaust, and scrubber systems\nElectrical power distribution and critical power systems\nControls, instrumentation, and building management systems\nFire protection and life safety systems\nTool installation and tool hookup infrastructure\nEquipment installation support\nCleanroom fit out and manufacturing support spaces\nCandidates are not required to have experience with every system listed above, but prior exposure to technically complex MEP, process utility, cleanroom, or advanced manufacturing construction is strongly preferred.\nKnowledge and Skills Required\nStrong Quantity Surveying, cost management, or construction commercial management experience.\nExperience administering construction contracts from procurement through project closeout.\nStrong understanding of construction estimating, procurement, change management, forecasting, and cost control.\nAbility to evaluate contractor pricing and identify cost, scope, and commercial discrepancies.\nExperience reviewing change orders, claims, quotations, payment applications, and commercial documentation.\nStrong commercial negotiation skills within a construction environment.\nAbility to understand drawings, specifications, scopes of work, construction packages, and contractual requirements.\nStrong analytical and numerical skills with the ability to manage large amounts of cost and commercial data.\nAbility to identify commercial risk and provide practical recommendations to project leadership.\nStrong written and verbal communication skills.\nAbility to prepare detailed and executive level cost and commercial reports.\nStrong organizational skills with the ability to manage multiple construction packages and competing priorities.\nAbility to work effectively with contractors, project managers, engineers, procurement teams, project controls professionals, and senior project leadership.\nAdvanced proficiency with Microsoft Excel and familiarity with construction cost management and project controls systems.\nPreferred Education and Experience\nBachelor’s degree in Quantity Surveying, Construction Management, Engineering, Cost Management, or a related discipline preferred.\nFive or more years of experience in Quantity Surveying, commercial management, cost management, estimating, or construction contract administration.\nExperience supporting large scale industrial, advanced manufacturing, semiconductor, cleanroom, pharmaceutical, life sciences, data center, battery manufacturing, or mission critical construction projects.\nSemiconductor fab construction experience is highly preferred.\nExperience with major mechanical, electrical, process utility, or specialty contractor packages is highly desirable.\nExperience working within an owner, owner’s representative, EPC, EPCM, construction management, general contractor, or cost consultancy environment is valuable.\nProfessional Quantity Surveying, cost management, or construction related credentials are preferred but not required.\nCompensation and Benefits\nThis position offers an annual base salary of $120,000 to $140,000, depending on experience and qualifications.\nA full benefits
