This role leads preventive maintenance activities, facility improvement projects, and workplace safety initiatives while controlling costs and minimizing downtime.Core Duties\nCoordinate daily facility maintenance and repair activities.\nEnsure building systems (HVAC, electrical, plumbing, fire protection, lighting, and security systems) are operating effectively.\nDevelop and manage preventive and predictive maintenance programs.\nConduct routine inspections of buildings, equipment, and grounds.\nCoordinate facility repairs to minimize disruption to operations.\nSelect, coordinate, and oversee vendors, consultants, and service providers.\nReview and approve contractor work to ensure quality and compliance.\nObtain quotes and manage service agreements.\nMonitor vendor performance and expenditures.\nSafety and Regulatory Compliance\nEnsure compliance with OSHA, environmental, fire safety, and local building regulations.\nConduct safety inspections and audits.\nInvestigate facility-related incidents and implement corrective actions.\nMaintain emergency response plans and coordinate drills.\nFacility Projects\nPlan and oversee facility improvement, renovation, and expansion projects.\nCoordinate office moves, equipment installations, and workspace modifications.\nMonitor project timelines, budgets, and deliverables.\nSupport capital expenditure planning and implementation.\nBudget and Asset Management\nAssist in developing and managing facility budgets.\nMonitor maintenance costs and identify cost-saving opportunities.\nMaintain records of facility assets, maintenance history, and warranties.\nTrack facility-related KPIs and performance metrics.\nBasic Qualifications\nAssociate's or Bachelor's degree in Facilities Management, Engineering, Business Administration, or a related field preferred.\nEquivalent combination of education and experience acceptable.\nExperience in manufacturing, warehouse, distribution, or industrial environments is highly desirable.\nStrong knowledge of building systems including HVAC, electrical, plumbing, and fire protection systems.\nKnowledge of OSHA regulations and workplace safety requirements.\nExperience coordinating maintenance personnel and contractors.\nStrong leadership, communication, and problem-solving skills.\nAbility to prioritize multiple projects and deadlines.\nProficiency with Microsoft Office and CMMS (Computerized Maintenance Management Systems).\nBudget management and cost control experience.\nProject management skills.\nAbility to walk throughout facilities and conduct inspections.\nAbility to climb ladders and access facility equipment.\nAbility to lift up to 50 pounds occasionally.\nMay be required to work evenings, weekends, or respond to emergency situations.\nIn office full-time\nDesired Qualifications\n2+ years of supervisory or leadership experience preferred.\nXPEL is an equal opportunity employer.
