The position of Assistant Property Manager reports directly to the Property Manager.\nThe Assistant Property Manager primary focus shall include but not limited to:\nCollect rent in a timely manner, and ensure that all revenue data is posted correctly in the accounting system.\nFile evictions when applicable, and be informed of local laws and policies.\nIssue lease violations when necessary and work closely with the property manager to ensure community guidelines are being met.\nReview and approve applications when necessary and ensure proof of income and applications are within community qualification guidelines.\nAudit move-ins and ensure that all applicable monies have been paid and all necessary leasing documents have been executed and uploaded.\nEnsure that all residents' current and futured scheduled billing is correct.\nComplete monthly reports in accordance with company guidelines.\nBecome familiar with the property budget and coding and assist in preparing and uploading bills and submitting them for approval.\nTroubleshoot and resolve resident situations before being escalated to the property manager.\nAssist with leasing when necessary and take tours.\nTake escalated service requests and work with the property team to ensure adherence to customer service standards.\nWork closely with property manager to ensure the property is meeting budgeted occupancy and leasing goals.\nAssist Property Manager with hosting resident functions and maximizing resident renewals\nMay need to work one weekend a month,\nQualifications\nValid Drivers License\n1+ experience in property management or real estate preferred \nHigh school diploma a must, post-secondary preferred in units in business, or property management.\nSkills, Knowledge and Abilities:\nDemonstrate excellent computer skills, verbal, math, and reasoning skills\nDemonstrate strong negotiating and sales abilities\nPossess strong leadership; interpersonal and organization skills\nPossess effective time management skills and attention to detail\nKnowledge of Microsoft Excel, Microsoft Word, and other Microsoft Office products\nKnowledge of Internet, Email, and social media as it pertains to marketing of community\nKnowledge of property management software, such as, Onesite, Yardi, RealPage, Knock, RentCafe,Resman, etc.\nKnowledge of business practices and principles\nAbility to handle multiple projects and tasks\nAbility to cope with stress in a composed manner\nAbility to respect and maintain confidentiality\nAbility to work independently as well as collaboratively in a team environment.\nFlexible to work evenings, weekends, and holidays as needed.\nWe offer full-time, career-track positions with competitive pay, health, dental, vision and life insurance; housing discounts, vacation, paid holidays, exceptional 401k plan with employer match and much more!!!!\nWe are an Equal Opportunity Employer\nDrug Free Work Place\nZRS Management is an equal opportunity employer.
