And we’re only getting started.\nThe Opportunity\nWe’re looking for a Project Manager to run day-to-day delivery and project administration on a masterplanned community at Waikoloa on Hawaiʻi Island, supporting each increment and phase from concept design, earthworks, and civil infrastructure through to completed homes and closeout. You’ll also support residential projects in California as needed.\nThe Impact You'll Make\nYou’ll report to the Project Management Lead, who owns overall project delivery and the master programme, and you’ll have delegated authority to direct consultants and contractors on day-to-day matters. You’ll work closely with our internal and external architectural, engineering, and product development teams.\nWhat You'll Do\nCoordinate day-to-day activities from internal design, permitting, and procurement through civil and home construction to handover\n\nRun project, consultant, and OAC meetings, and track actions to completion\n\nManage the integrated schedule and critical path for each increment, phase, or project, tracking against baseline and flagging delays early. Project-level schedules roll up into the master programme owned by the Project Management Lead.\n\nAlign ZURU’s prefab manufacturing and logistics delivery dates with on-site deliverables in the integrated schedule\n\nManage project cost control: budgets, cost tracking, change orders, pay applications, and cost-to-complete forecasts\n\nPrepare bid packages and scopes of work, coordinate bid processes, and administer consultant and contractor contracts\n\nReview and process invoices and maintain payment records\n\nAssist with coordination of permitting, and track submittals and approvals\n\nMaintain risk and issue logs, escalating to the Project Management Lead with a clear view of impact\n\nReport regularly on schedule, cost, risks, and decisions required, and maintain project records and document control\n\nWhat You'll Bring\n5+ years of project management or project coordination experience on construction or development projects\n\nExperience across the full project lifecycle, from design through closeout\n\nProficiency with scheduling software (Microsoft Project, Primavera P6, or similar) and project budgets\n\nExperience administering construction and consultant contracts, change orders, and pay applications\n\nWorking knowledge of US permitting and entitlements\n\nStrong organization, follow-through, and written communication\n\nProactive user of AI tools\n\nA degree in construction management, engineering, or a related field, or equivalent experience\n\nWillingness to travel regularly to Hawaiʻi and internationally, and to attend early or late meetings across time zones\n\nWho thrives at ZURU\nThis isn't a 9-to-5.
