Our client, a well-established Alberta law firm, is seeking an experienced Commercial Paralegal with expertise in both lender and borrower transactions. This is an excellent opportunity to join a collaborative, high-performing Commercial group where you’ll manage sophisticated commercial financing files from start to finish with a high degree of autonomy.
This is a remote opportunity open to candidates based in Alberta.

Position Summary
The successful candidate will independently manage commercial financing files for both lenders and borrowers while working closely with lawyers, clients, financial institutions, and external stakeholders to ensure transactions are completed accurately and efficiently.
Key Responsibilities
- Manage commercial lending and borrower transactions from file opening through closing.
- Prepare and coordinate loan, security, and closing documentation.
- Conduct due diligence, including Land Titles, PPR/PPSA, CORES, bankruptcy, and litigation searches.
- Register and discharge security interests and prepare closing and reporting documents.
- Coordinate with clients, lenders, borrowers, and opposing counsel to ensure smooth, timely closings.
- Maintain accurate file records and monitor key deadlines throughout each transaction.
What You’ll Bring
- 5+ years of Commercial Paralegal experience in Alberta.
- Proven experience handling both lender and borrower commercial financing files.
- Strong knowledge of Alberta Land Titles, PPR/PPSA, and CORES.
- Ability to independently manage complex transactions with minimal supervision.
- Exceptional attention to detail, organizational skills, and client service.
- Proficiency with Microsoft Office and legal document management systems.
Compensation & Benefits
- Salary: $70,000-$90,000, depending on experience.
