Overview

The Resident Services Coordinator (Part-Time) supports the operational and community engagement goals of one or more affordable housing communities in our portfolio. This role focuses on building strong resident relationships, delivering targeted supportive services, and coordinating programs that enhance resident retention, quality of life and compliance with affordable housing program standards. The portfolio may include LIHTC, HUD, Section 8, Rural Development and market-rate assets; responsibilities will be adapted to each asset type and will work closely with the Property Manager and assembly of site staff.

Location: Columbia City, Indiana

Work Schedule: 20 hours per week; Tuesday & Thursday 8:00 a.m. - 4:30 p.m., Friday 8:00 a.m. - 12:00 p.m.

Reports to: Regional Property Manager (Affordable)

Key Responsibilities

Resident Engagement & Services:

  • Conduct resident intakes, surveys or needs-assessments to identify service needs, barriers and goals.
  • Coordinate or deliver resident programs, workshops or events (e.g., financial literacy, health & wellness, youth activities, resident councils) that support stability and community building.
  • Build and maintain a resource directory of local social-service, employment, educational and health-care providers; develop community partnerships to facilitate access to services.
  • Respond to resident inquiries or concerns regarding non-operational matters (services, programming, referrals), escalating operational issues to the site team as needed.
  • Maintain accurate records of resident interactions, service plans, program outcomes, and follow-up tracking for continuous improvement.

Collaboration & Property Team Support:

  • Work closely with the Property Manager, on-site team (leasing, maintenance, office staff) to ensure service efforts align with property operations, compliance standards, resident retention goals and company culture.
  • Support resident retention initiatives by providing early outreach for lease renewals, move-out prevention, community engagement and positive resident experience.
  • Participate in site-based team meetings, collaborate on problem resolution, and escalate concerns (residents, vendors, service providers) to leadership as appropriate.
  • Assist with basic administrative tasks such as correspondence, event logistics, newsletter/calendar development, budget tracking for resident-services initiatives, and documentation for audits.

Reporting & Compliance Support:

  • Track, document and generate reports on resident services, program participation, outcomes, and impact using property-management or CRM systems. (Competitor roles emphasize consistent tracking of metrics.)
  • Ensure that resident services activities support the property’s compliance posture and contribute to retention and occupancy objectives.
  • Maintain confidentiality, ensure data integrity, adhere to applicable Fair Housing, ADA and program-specific regulations, and help prepare support documentation for audits or site reviews.

Community Impact & Growth:

  • Serve as a liaison between residents, property operations and local community organizations to foster a positive, inclusive and engaged living environment.
  • Proactively identify opportunities for new or enhanced programming, partnerships or resident-driven activities that improve community culture and retention.
  • Pursue ongoing professional development in resident services, affordable housing programs, program management and community partnerships.

Performs other duties and responsibilities as assigned to support business needs and contribute to team success.

Qualifications

Education & Experience

  • High school diploma or equivalent required; Associate’s or Bachelor’s degree in Social Work, Human Services, Community Development or related field preferred.
  • 1-3 years of experience in resident services, community outreach, case-management or housing-related programming strongly preferred; affordable housing, supportive services or housing retention experience is a plus.
  • Demonstrated experience working with diverse populations, building community partnerships, organizing events or programs and tracking outcomes.
  • Valid driver’s license and reliable transportation may be required for multi-site or off-site engagements.

Skills & Competencies

  • Excellent interpersonal and communication skills: able to engage residents, team members and community partners in a respectful, solutions-focused manner.
  • Strong organizational skills and attention to detail: able to manage multiple priorities, track data, and follow through on commitments.
  • Comfortable working in a team-oriented property-management environment and able to interface between resident-services and operations.
  • Proficiency in Microsoft Office (Word, Excel, Outlook) and ability to learn property- or CRM-systems. Experience with case-management software or property management systems is a plus.
  • Resourceful, proactive, and resident-centric mindset: able to identify needs, develop approaches and execute programs that support resident success and property goals.
  • Knowledge of or willingness to learn about affordable housing program frameworks (LIHTC, HUD, Fair Housing, etc.) is beneficial.
