  • Capital Projects and Construction - Represent operations in capital projects, tenant improvements, repairs, replacements, and adaptive-reuse initiatives. Coordinate scope, budget, schedule, access, tenant communication, and turnover with internal and external partners.
  • Risk, Security, and Life Safety - Identify operational and business-plan risks and implement corrective action. Oversee insurance compliance, claims, preventive maintenance, physical-condition reviews, security, access, parking, incident response, and life-safety programs.
  • Contracts and Vendors - Develop scopes of work, competitively bid services, negotiate and administer contracts, monitor vendor performance, and enforce service, insurance, and compliance requirements.
  • Lease Administration - Review leases and monitor critical obligations, including expense caps, base years, exclusive-use provisions, co-tenancy requirements, and tenant compliance.
  • Marketing and Business Development - Partner with leasing, brokers, operators, and marketing to position office, event,
  • parking, and ancillary offerings. Ensure approved materials and commitments accurately reflect availability, pricing, operating requirements, and campus capacity.
  • Operating Procedures and Improvement - Develop and maintain procedures for tenant and client onboarding, events, billing support, work-order escalation, parking, access, vendors, incident response, and after-hours operations. Improve workflows, controls, service levels, and decision rights.
  • Stakeholder Communication and Reporting - Maintain strong relationships with tenants, partners, owners, investors, government, community representatives, and internal teams. Deliver accurate, timely operating and financial reports and participate in owner and joint venture meetings.

SUPERVISORY RESPONSIBILITIES:
