Denton Floyd was founded in 2008 in Jeffersonville, Indiana, on a simple belief: a home is part of a family, and families create communities. What began with just over 300 units has grown into a vertically integrated real estate firm. We now own, manage, or are developing more than 16,000 units across seven states, spanning Class A multifamily, senior living, and industrial.
The Role
As Manager, FP&A - Investments, you are the analytical engine of Denton Floyd's growth. Every opportunity we pursue passes through your desk before it reaches the investment committee. You'll own the models, run the market analysis, build the capital markets materials, and prepare the committee packages that decide where we place our capital.
You'll carry assigned transactions end to end, from first screen through closing, with limited oversight. You'll also set the analytical standard for the team, reviewing associate analysts' work before it reaches leadership. This role suits someone who is curious about why a market works, not just whether the model clears the hurdle. You'll be expected to form a point of view, defend it with evidence, and kill a weak deal before it costs us pursuit dollars.
What You'll Do
Financial Modeling & Analysis
- Build and maintain institutional-quality development and acquisition models, including sources and uses, draw schedules, lease-up, debt sizing, and JV waterfalls
- Stress-test the variables that move outcomes, including rents, absorption, construction costs, rates, and exit cap rates
- Own the firm's standard model architecture and review analyst models before they leave the team
- Support portfolio reforecasts and deliver recurring investor, lender, and JV partner reporting
Market Intelligence & Site Selection
- Screen markets using NIC MAP, CoStar, Esri, Census, and our proprietary tools
- Build demand studies, penetration analyses, and competitive supply tracking that hold up to lender and equity scrutiny
- Walk sites, tour competitors, and turn what you see into underwriting assumptions
- Write and present go/no-go screening memos under your own name
Capital Markets & Investment Committee
- Assemble offering memoranda, lender packages, and equity presentations
- Serve as day-to-day contact for lenders, equity partners, and brokers on assigned deals
- Manage data rooms, diligence lists, and closing checklists
- Bring a recommendation to committee rather than just a package, and defend every number in it
Acquisitions, Dispositions & Systems
- Underwrite land, development sites, and existing assets, and normalize seller T-12s and rent rolls
- Lead diligence on assigned transactions across counsel, consultants, and our development, design, and construction teams
- Support hold/sell, refinance, and disposition analysis
- Use AI and modern data tools to speed up analysis, and verify what they produce
- Mentor associate analysts and interns
Why Denton Floyd
We develop, we build through our own general contractor, Forge Construction, and we manage what we own. The person underwriting a deal sits down the hall from the people who will build, lease, and operate it. You'll join an Investments team small enough that your work is visible from week one, inside a company growing fast enough that advancement depends on capability, not tenure. This seat is designed to grow into leadership, with a path toward Director and VP-level responsibility.
Travel is periodic, generally 10-20%, for site tours, market visits, and capital partner meetings.

Requirements
Requirements
- Bachelor's degree in Finance, Real Estate, Economics, Accounting, Business, or a related quantitative field. An MBA, CFA, or graduate real estate degree is a plus.
- 5-8 years in real estate investment banking, brokerage, capital markets, development, private equity, lending, valuation, or real estate/corporate FP&A
- Demonstrated ownership of underwriting from screening through closing
- Advanced Excel, including development proformas, debt sizing, and JV waterfalls built from scratch
- Comfort turning demographic, competitive, and supply data into actionable conclusions. NIC MAP, CoStar, Esri, or Argus experience preferred.
- Practical fluency with AI tools and data platforms, plus the discipline to verify outputs
- Strong memo writing and presentation skills
- Experience reviewing others' work and holding a standard
- Self-directed, with a bias toward finishing and comfort on a lean team
- Curiosity about senior living, multifamily, and industrial real estate. Sector experience is welcome but not required.
