- Recommend opportunities for contract optimization and cost savings
- Support annual budgeting, forecasting, and capital planning efforts
- Monitor maintenance expenses, turnover costs, and service contract expenditures
- Identify opportunities to improve operational efficiency while maintaining service standards
- Assist with evaluating repair-versus-replace decisions and long-term asset planning
- Ensure properties operate in accordance with all federal, state, and local regulations
- Maintain compliance with OSHA, EPA, NFPA, and applicable building and life safety codes
- Support safety training initiatives and reinforce company safety standards
- Ensure all required inspections, testing, certifications, and documentation are completed on schedule
- Coach, develop, and support onsite engineering teams and maintenance leaders
- Participate in recruiting, interviewing, onboarding, and training of engineering personnel
- Assist with performance management and succession planning efforts
- Promote a culture of accountability, ownership, and continuous improvement
- Monitor and evaluate key operational metrics including preventative maintenance completion, work order completion times, unit turn performance, resident service feedback, compliance inspections, budget performance, and critical systems uptime
