Description

The Project Manager plays a critical leadership role in the successful execution of Haverkamp Construction’s multifamily developments, overseeing projects from preconstruction through final turnover and warranty completion. Reporting to the Director of Construction, this position is responsible for driving project performance, monitoring key metrics, and ensuring projects are delivered on schedule, within budget, and in accordance with company quality standards.

As an integral member of the Construction Team, the Project Manager provides leadership and oversight across all phases of construction, coordinating internal teams, trade partners, and project stakeholders to achieve successful outcomes. The role also serves as an ongoing resource to the Property Management Team, supporting the resolution of construction-related issues following project turnover.

Success in this position requires a strong technical foundation in construction management, exceptional organizational and leadership skills, and the ability to establish clear expectations, drive accountability, and execute through consistent, process-driven practices.

As Haverkamp Construction continues to grow, we seek professionals who demonstrate ownership, embrace our core values, and are committed to operational excellence and our mission of building communities where people love to live.

Key Responsibilities:

  • Provide leadership, direction, and support to project teams, superintendents, and field personnel, fostering a culture of collaboration, mentorship, open communication, and accountability.
  • Oversee all phases of construction, from preconstruction planning through final turnover and warranty, ensuring projects are delivered safely, on schedule, within budget, and in accordance with company standards.
  • Champion a proactive safety culture, ensuring compliance with OSHA regulations, company safety policies, and established quality control standards.
  • Establish clear expectations, monitor project performance, and hold teams and trade partners accountable for meeting commitments, achieving milestones, and delivering results.
  • Collaborate with architects, engineers, consultants, and development partners to proactively resolve design and construction challenges, mitigate risks, and maintain project momentum.
  • Serve as a primary point of contact for project stakeholders, maintaining transparent communication, providing timely updates, addressing concerns, and building strong working relationships.
  • Maintain disciplined oversight of project financials, including budgets, commitments, change orders, invoices, pay applications, and cost forecasts, ensuring accurate reporting and proactive management of financial risks.
  • Drive consistency and continuous improvement in project scheduling, documentation, communication, and execution through the implementation and enforcement of established company processes and best practices.
  • Demonstrate integrity, accountability, and professionalism in all interactions and decisions, prioritizing transparency, ethical practices, and long-term project and company success.

Requirements

  • Bachelor’s degree in Construction Management, Construction Engineering, Civil Engineering, or a related field preferred.
  • Demonstrated experience managing commercial construction projects, with a strong preference for ground-up multifamily residential construction.
  • Comprehensive understanding of construction methods, materials, building systems, and sequencing, including site development, structural systems, MEP coordination, building envelopes, and interior finishes.
  • Proven ability to lead, motivate, and hold project teams and trade partners accountable while fostering a collaborative, results-driven environment.
  • Strong interpersonal and communication skills, with the ability to build effective relationships and coordinate with owners, architects, engineers, subcontractors, and internal teams.
  • Exceptional organizational, planning, and prioritization skills, with the ability to manage competing demands, maintain project momentum, and consistently meet deadlines.
  • Demonstrated success managing multiple large-scale construction projects, including oversight of project budgets, schedules, subcontractor performance, and field operations.
  • Proficiency with construction management software, scheduling tools, and Microsoft Office applications. Experience with Procore or similar project management platforms preferred.
  • Demonstrates integrity, humility, sound judgment, and a strong work ethic, consistently treating others with professionalism and respect.
  • Thorough understanding of OSHA regulations, construction safety practices, and applicable building codes, with a demonstrated commitment to maintaining safe, compliant, and well-managed jobsites.
