Job Role: BMS Estimator
Compensation range: $2,000 AUD - $2,500 AUD / Monthly
Engagement type: Independent Contractor Agreement
Work Schedule: This role is expected to align with the AU business hours (approx. 9 AM - 5 PM, Monday to Friday) for collaboration, but as a contractor, you’ll have flexibility in how you manage your time.

Role Overview: This is a hands-on BMS Estimator role for an experienced Building Management Systems and HVAC controls professional who can turn complex project documentation into accurate, commercially sound estimates. You’ll review mechanical, electrical and BMS drawings, specifications and equipment schedules, interpret control strategies and sequences, develop points schedules and controller selections, and assess BMS networks, field devices and third-party integrations including BACnet and Modbus.
Working closely with the estimating, engineering and project delivery teams, you’ll build detailed tender submissions covering materials, labour, engineering, commissioning and project management. You’ll also identify scope gaps, risks, exclusions and qualifications, review supplier quotations and prepare clear handover documentation for the Australian project team. Strong knowledge of HVAC plant and BMS architecture is essential, while experience with Reliable Controls and BidTracer or similar estimating software will be highly regarded.
Key Responsibilities:
- Review mechanical, electrical and BMS drawings, specifications and equipment schedules.
- Interpret mechanical plant, HVAC systems and control requirements.
- Develop detailed BMS points schedules and controller selections.
- Estimate BMS network architecture, including BACnet/IP and BACnet MS/TP.
- Identify requirements for sensors, actuators, valves, dampers, VSDs, meters and other field devices.
- Identify third-party interfaces and integration requirements, including BACnet, Modbus and other common protocols.
- Interpret control strategies, sequences of operation and functional descriptions.
- Prepare detailed allowances for materials, labour, engineering, commissioning and project management.
- Review switchboard/MSSB requirements and BMS electrical interfaces.
- Obtain, assess and compare supplier quotations.
- Identify scope gaps, exclusions, qualifications, assumptions and project risks.
- Prepare detailed tender breakdowns and supporting documentation.
- Prepare clear handover documentation for the Australian project team.
- Work collaboratively with estimating, engineering and project delivery teams throughout the tender process.
- Systems & Technical Scope
You should be comfortable estimating BMS and HVAC control systems involving:
- AHUs, FCUs, VAVs and ventilation systems
- Chilled water and heating hot water systems
- Chillers, boilers and heat pumps
- Cooling towers and condenser water systems
- VRF/VRV systems
- Pumps, VSDs, valves and dampers
- Metering and energy monitoring systems
- BMS controllers, I/O and field devices
- BACnet and Modbus integration
- BMS networks and supervisory systems
Requirements
- Proven experience in BMS estimating, BMS engineering, controls engineering or a closely related role.
- Strong knowledge of HVAC systems, mechanical plant and building controls.
- Ability to interpret mechanical, electrical and BMS drawings and specifications.
- Strong understanding of BMS architecture, controllers, I/O and networks.
- Working knowledge of BACnet, Modbus and third-party system integrations.
- Ability to understand sequences of operation and functional descriptions.
- Strong commercial awareness and attention to detail.
- Experience preparing detailed tenders, quotations or project estimates.
- Ability to identify scope gaps, risks, exclusions and assumptions.
- Strong written and verbal communication skills.
- Ability to work collaboratively with Australian-based estimating, engineering and project teams.
Desirable
- Experience with Reliable Controls - highly regarded but not essential.
- Experience with BidTracer or similar estimating/tender management software.
- Experience estimating BMS projects within the Australian commercial building environment.
