Facilities Manager
Key Responsibilities
Support the implementation of facilities management strategies, policies, standards, and procedures in the Western Cape.
Manage and coordinate day-to-day hard and soft services operations for assigned shopping centres.
Ensure all building systems and infrastructure are maintained in optimal operating condition.
Monitor service delivery standards and ensure consistent operational excellence across sites.
Conduct regular inspections and audits of properties, plant, equipment, housekeeping, security, landscaping, and public areas.
Assist with mobilisation and transition activities for new properties or projects.
Identify and continuously find ways to work more efficient on site, with the integration and introduction of technology.
Perform risk management reviews by analysing the operational performance of the centres.
Support Company's B-BBEE initiatives as agreed.
Ensure compliance to systems, policies, processes, applicable legislation, industry standards and controls, including Third Party Compliance.
Support implementation of occupational health and safety programmes and risk management initiatives.
Participate in emergency preparedness planning and incident management processes.
Ensure the DOA is complied with when making facilities management decisions.
Manage the risks for all Western Cape malls with the support of the respective General Managers and the Head of FM, for complex matters.
Evaluate and maintain policies, contracts and standards through supervision and follow up.
Ensure legal requirements are met as far as the OHS Act.
Conduct regular physical asset inspections and record same with a photographic record and follow up reports.
Assist with implementation of business continuity and emergency response protocols.
Manage and operate the BMS for the centres in the portfolio in line with the agreed operational standards and SLA agreements.
Ensure that themes and information related to the themes are timeously sent to the Facilities Co-Ordinator.
Ensure remedial actions are documented and compliance follows.
Address and resolve issues highlighted in the Company Insurers Risk Matrix.
Identify, vet and recommend building services vendors in consultation with centre management.
Act as the custodian of building services procedures and assist with the service level agreements.
Keep abreast and up to date with latest Facility Management standards and changes in the industry.
Implement and ensure compliance to developed operations strategy, policy, standards, processes and controls.
Attend monthly meetings with service providers.
Provide ongoing building services specialist advice and support to stakeholders.
Manage WC Mall CAPEX spend in-line with budgets.
Provide technical advice on systems, technologies, and market trends.
Manage SLA and vendor disputes.
Develop shopping centre vendor strategy.
Manage budgets for maintenance and operations.
Oversee business continuity and health and safety.
Support sustainability initiatives.
Ensure legislative compliance.
Coordinate utility management and tenant relations as required.
