This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Building Science Engineer - Practice Lead based in Canada.

As a Building Science Engineer - Practice Lead, you’ll lead the development of a scalable Building Condition Assessment (BCA) and Property Condition Assessment (PCA) practice across British Columbia. You’ll combine engineering expertise, building science knowledge, and professional judgment to establish rigorous methodologies, quality standards, and delivery processes. The role goes beyond traditional project management, giving you ownership of technical standards, field team development, and QA/QC systems. You’ll act as a technical authority and, where required, provide professional engineering oversight and authenticate or seal deliverables in accordance with applicable requirements. Your work will help lenders, investors, property owners, and other stakeholders make informed decisions about risk, maintenance, investment, and long-term capital planning. This is a highly influential leadership opportunity with scope to expand the practice across Canada and the U.S. while working in a remote/hybrid environment.

Accountabilities

    • Establish and lead a BCA/PCA service line in British Columbia, defining technical methodologies, standards, reporting protocols, and scalable delivery models.

    • Establish clear standards for high-quality, consistent, and defensible building assessments, with an emphasis on risk identification, lifecycle planning, and actionable capital planning insights.

    • Provide professional engineering oversight and, where required, review and authenticate or seal engineering deliverables in accordance with EGBC requirements, applicable legislation, and professional practice standards.

    • Serve as the primary technical authority for BCA/PCA, capital planning, reserve fund planning, and related building condition services.

    • Develop assessment methodologies appropriate to different building types, construction practices, climate conditions, seismic considerations, codes, regulations, and applicable standards.

    • Ensure assessment methodologies align with ASTM E2018 and other recognized BCA/PCA frameworks while adapting them to Canadian and British Columbia requirements.

    • Build, train, mentor, and oversee technologists, inspectors, engineers, and field assessment personnel.

    • Develop standardized inspection protocols, checklists, field data collection processes, photographic documentation standards, and deficiency-rating criteria.

    • Establish training standards for identifying, documenting, and prioritizing deficiencies across building envelope, structural, mechanical, electrical, site, and life-safety systems.

    • Establish and oversee robust QA/QC processes to ensure reports and technical conclusions are accurate, consistent, defensible, and appropriately supported.

    • Review field data, technical findings, recommendations, lifecycle assumptions, cost opinions, and professional conclusions.

    • Ensure reports clearly distinguish observed conditions, reported conditions, assumptions, limitations, recommendations, and professional opinions.

    • Establish appropriate levels of investigation and reporting based on property type, scope, client requirements, and risk profile.

    • Manage professional and project risk through clear documentation of scope, exclusions, limitations, assumptions, and uncertainty.

    • Oversee BCA/PCA projects across commercial, industrial, institutional, multi-residential, condominium, and strata properties throughout British Columbia.

    • Provide technical leadership on complex or high-risk assessments involving deferred maintenance, capital expenditures, building-envelope concerns, mechanical or electrical deficiencies, structural issues, and seismic risks.

    • Coordinate with internal engineering disciplines and external specialists when additional investigation or expertise is required.

    • Support the growth of BCA/PCA services across British Columbia, with potential expansion into broader Canadian and U.S. markets.

    • Develop services supporting strata corporations, depreciation reports, reserve fund planning, and long-term capital planning in accordance with applicable provincial requirements.

    • Contribute to proposals, business development, key account relationships, and strategic growth initiatives.

    • Build relationships with property owners, asset managers, lenders, insurers, developers, property managers, strata corporations, and other real estate stakeholders.

    • Identify opportunities to integrate BCA/PCA services with environmental, roofing, building envelope, structural, mechanical, electrical, and broader building science capabilities.

    • Monitor changes to legislation, regulations, professional practice requirements, and market expectations and incorporate relevant developments into technical standards and service offerings.

    • Requirements

      • Bachelor’s degree in Civil, Mechanical, Structural, Building Science, or a related engineering discipline.

      • Professional Engineer (P.Eng.) designation in good standing with Engineers and Geoscientists British Columbia (EGBC).

      • Demonstrated ability to provide professional engineering oversight within your area of competence and in accordance with applicable EGBC requirements.

      • Multi-provincial Canadian engineering registration is considered an asset.

      • 10+ years of experience in building science, engineering consulting, property condition assessment, or a related discipline, with significant BCA/PCA and capital planning experience.

      • Strong understanding of building systems, construction practices, deterioration mechanisms, maintenance requirements, and lifecycle performance.

      • Strong knowledge of British Columbia building construction and building performance, including building-envelope and moisture-related issues, seismic considerations, and regional climate impacts.

      • Experience working with commercial, industrial, multi-residential, condominium, and/or strata properties.

      • Experience with depreciation reports, reserve fund planning, and long-term capital planning is strongly preferred.

      • Deep familiarity with ASTM E2018 and related property condition assessment and building assessment frameworks.

      • Working knowledge of applicable British Columbia legislation, regulations, building requirements, and professional practice standards.

      • Proven experience training, mentoring, and overseeing field-based assessment teams.

      • Strong technical writing skills and the ability to produce clear, concise, technically rigorous, client-ready reports.

      • Excellent communication and relationship-management skills, with the ability to communicate technical findings effectively to both technical and non-technical stakeholders.

      • Strong professional judgment and the ability to balance technical quality, professional risk, project economics, schedules, and client expectations.

      • Strong leadership, organizational, and decision-making skills.

      • Comfortable working independently in a remote/hybrid environment while managing a broad portfolio of technical and strategic responsibilities.
