Position Purpose and Nature
Responsible for overall performance of Site operation.
Key Accountabilities and Duties
Support the Technical Manager in the overall operation, maintenance, and performance of the building and associated systems.
Ensure smooth day-to-day operations of Engineering, Housekeeping, Security, and other support services, maintaining high service standards and occupant satisfaction.
Coordinate with the Technical Manager, Soft Services Manager, Security Manager, EHS Manager, Engineers, and other HODs to ensure timely resolution of occupant requests and complaints.
Monitor and control preventive and breakdown maintenance activities as per schedule and supervise site manpower for effective service delivery.
Review vendor performance, attendance, service quality, and verify bills/service reports before forwarding for approval; escalate non-performance where required.
Ensure compliance with statutory requirements and adherence to IMS (QMS, EMS, OHSMS), BSC Safety Standards, and company EHS policies.
Conduct regular inspections, safety audits, mock drills, and ensure reporting and corrective action for incidents, hazards, and near misses.
Monitor utility consumption (electricity, water, diesel) and highlight deviations to the Technical Manager.
Maintain proper documentation, asset registers, and record retention as per IMS and statutory requirements.
Prepare and submit required Daily, Weekly, and Monthly operational reports.
Ensure overall cleanliness, upkeep, and professional appearance of common areas.
Perform any other duties assigned by the Technical Manager.
Authority
To issue/ cancel permit for any planned activity
To STOP any unsafe work as reported by workmen or self observed
Prepare Job description and RACI matrix for entire team as per site requirements
Carry out Vendor selection based on Vendor evaluation
Prepare Opex and Capex budget for Property Operations
OHS&W Responsibility
To ensure RMZ OHS&W Policy is implemented and understood by all employees.
To ensure OHS&W objective and plan are implemented and communicated to all level of employees.
To ensure RMZ safety management system is implemented and communicated to all level of employees.
To identify risk and control measures are implemented and communicated to concerned employees.
To ensure ECF, Safety Committee, Sunrise, are planned and conducted with participation by all members.
To ensure all incidents are reported and investigation carried out as per procedures.
To ensure SO Trainings are conducted and SO rounds are carried out as per roaster.
To ensure new joiners are covered under the induction program, TNI is created and all employees are trained as per the identified Training Need identification and plan.
To ensure all planned and surprised internal and external audit are conducted as per schedule and ensure timely closure for management review.
To Ensure Reward and recognition program are conducted and ensure participant of all level employee
To ensure all OHS&W performance reports are created as per the identified frequency and communicated to management review.
IMS Responsibilities
Determine issues, needs and expectations of interested parties
Determine aspect-impacts including significant aspects and implement relevant controls
Determine hazards-risk including significant hazards and implement controls
Maintain and update aspect-impact register and HIRA register.
Planning to achieve IMS objectives as set by management
Complying with all applicable legal requirements
Identify training needs and attend trainings as planned.
Maintain records of external communication if any
Maintain & retain documented information
Manage changes in a structured manner
Waste management and disposal
Determine emergencies and test all emergencies
Participate in mock drills
Report near misses
Participate in incident investigation
Take corrective actions on all nonconformities including incidents/accidents if any.
Undertake continual improvements
People Management Responsibilities
Able to lead site team to run the site operations smoothly
Staff’s discipline and well being.
