What this job involves
Staying at the Forefront of Operational Excellence
This is a very multi-faceted role that comes with great responsibility. You’ll be the main visionary and strategist for our regional plans. You’ll be the go-to person and will be working with a team of seasoned operations managers and subject matter expert who will help you to manage all aspects of operations. You will be taking charge of all the resources-including technology, manpower and standard operating procedures-needed to run the operations smoothly and seamlessly.
Putting Clients First-Always
Client satisfaction is second nature to us, that’s why you’ll make sure that we build and maintain strong strategic relationships with our stakeholders. You’ll be the single point of contact for our regional service delivery. As such, you must develop deep understanding of the clients’ key business drivers influencing their decision-making process and how such decisions relate to their requirements for our services. You’ll also see to it that our clients’ outsourcing needs and our own objectives for the account are perfectly in sync.
Safety as the Key Priority in Daily Building Operations
You’ll also boost on-site operations by promoting best practices and developing better processes. You will be Responsible for complete buildings operation & maintenance ensuring smooth operations related to property and asset management with all safety related compliances. Ensure that Portfolio is driven with international safety standards with a core focus towards zero incident and establish a safe environment of working for all. On top of these, you’ll be at the helm of property safety by encouraging adherence to health and safety standards

Apart from the technical aspects of the role, you’ll also create a culture of collaboration, positive learning and teamwork. You’ll identify your team’s strengths and improvement areas, leading them to excellence through coaching, feedback and recognition. Most important, you’ll lay the groundwork for the future, ensuring we have the next generation ready to move up (or across) and fill roles at the company.
In this role, you will be working closely with senior leadership from both property management business line and the client side. You will be responsible for aligning with the client’s property management needs to ensure seamless communication and adaptation of processes and standards.
Devising Win-Win Solutions for All Parties
You’ll be a steward to our clients, looking after their financial interests by developing property budgets and forecasts based on their finance calendar. You’ll play a pivotal role in helping our clients achieve their financial goals-be they revenue, expenses, debtor or growth targets. As you tend to our clients’ best interests, so should you represent ours by being on the lookout for opportunities to cross-sell our other services. Collecting fees from clients and tracking outstanding payments also fall on your shoulders.
Becoming a Trustworthy Authority
Do you have what it takes to be a governance champion? If so, you are perfect for this role! Particularly, you must ensure all parties uphold their duties stated in the contract. You're also the one managing the governance process for the account. As such, you’ll rally the team toward achieving the agreed key performance indicators, service levels and other compliance measures. How to roll out change control process effectively is also another challenge you need to take on.

Experienced-Seasoned Expert
You have a Degree / Diploma with relevant educational background Or in Bachelor of Engineering - Mechanical / Electrical or related fieldOR You have at least eight years’ experience in facilities account management under your belt. Likewise, you are a pro at handling complex account structures and client sensitivities. You are also an ace on the technical and financial know-how of running a service delivery team. You will be familiar with working with fast moving MNC clients with a regional presence and multiple service lines.
You will ensure that all work is aligned to the organizational objectives with higher level of customer satisfaction and continuously work towards improvement of processes like safety & security, automation and risk management by quoting global practices and implementing them.

You’ll need a positive mind set and a ‘can do’ attitude when multi-tasking driving change and delivering efficiencies. Naturally proactive, you’ll possess the innate ability to identify risks in delivery before it comes an issue. At JLL, we have a continuous improvement mentality across our business, and we’ll be looking for you to have the same.
Your key deliverables will be as follows:
- Act as SPOC to client for complete scope of work and manage complete operations as P&L head for the organization
- Ensure superior client service, standard service delivery in all locations within the agreed budgets
- Ensuring that agreed SLAs are complied with to ensure quality services. To Control and monitor the common area maintenance cost and drive continual optimization of services and costs across the portfolio.
- Implement a Planned Preventative Maintenance (PPM) schedule to reduce breakdowns and maintenance costs, improve asset life and remain compliant and ultimately offer an environment where staff and clients remain safe.
- Work within the guidelines established by JLL and Client and ensure that all direct reports and on-site staff are properly and efficiently managed, including coaching, performance management, and reviewing of staff.
- Ensure staff and contractors are working in proper efficient working environments, including but not limited to the adherence to Health and Safety requirements and efficient equipment.
· Support Procurement to establish a standard service vendor management & contract management strategy across all the properties.
· Monitor that all legal & Regulatory requirement are met in buildings. Ensuring all compliances are tracked and maintained all the times with zero deviations
· Implement and manage the world class system and processes (SOP & Benchmarking)
· Hold periodic meetings with clients, contractors & ensure the closure of observations if any raised by the client.
· Ensure that buildings are run with most optimized power consumption without compromising on service levels
· Monitor and ensure that Health of equipment and systems with zero breakdowns.
· Ensure that all reports, data requirements, analysis are delivered to clients in given timelines.
· Active participation in all safety meetings
