Senior Transaction Manager

We are seeking a SeniorTransaction Manager to join a JLL team responsible for executing a large volume and variety of real estate transactions that create enterprise value for one of JLL’s largest global technology clients - a Fortune 100 technology company - in partnership with the client’s internal real estate team. The position is required tobe based in San Francisco, CA or New York, NY with some travel requiredto support site selection activities, face-to-face negotiationsand client / team interactions on a periodic basis.

Location: This role will be in San Francisco, CAor New York, NY; option for remote based on experience.

What this job involves:

You will join a high performing, multi-disciplinary team to deliver Transaction Management solutions to one of JLL’s largest global technology clients. This client is known for pairing enormous scalewith a fast-moving, founder-style culture - an ownership mentality, a healthy disregard for the impossible, and an unrelenting focus on the people who use its products. JLL’s team is expected to operatewith the same energy, transparency, and bias for action.

Overseeing a portfolio of sites,this position calls for a highly energeticleader with excellent communication, portfolio managementand client relationship management skills. Comfortable in working towards achieving performance targets, you will be responsible to delivera range of real estate transaction solutions to a client seekingboth the consistency and innovation that come from a closely-integratedpartnership with JLL.

Critical responsibilities include (but not limited to):

Transaction Program Management

  • Responsible for the Critical Lease Event pipeline in assigned area or specific locations - monitoring portfolio critical dates and identifyingoptimization opportunities in liaison with other stakeholders, including active participation in strategic plan formation and implementation of the portfolio strategy to ensure ample time to execute on aligned strategies

  • Manage a dynamic and complex deal pipeline for a client operatingat scale and speed, negotiating high-value, large-scale and complex lease transactions with precision and quality

  • Directly manage broker vendor partners to draft and negotiate Requests for Proposals (RFP), Letters of Intent (LOI), Leases, Subleases, Purchase and Sale Agreements (PSA), and License Agreements from inceptionto execution.

  • Ensure all due diligence and approval requirements are completed for each transaction (e.g.Tax, Risk, Accounting, CorporateSecurity, EHS, Anti-Corruption, etc.)

  • Draft business case / corporate approvaldocumentation, working with the client’s finance team to develop financial analysis for all operating expense (opex) and capital expense (capex) investments prior to commitmentsand manage todeadlines.

  • Work with internal and external legal counsel in preparing, negotiatingand executing all documentation relating to any transaction

  • Support in preparation of monthly, quarterlyand semi-annual business reports including highs, lows, process improvements, help needed and lessons learned; develop additionalad-hoc reports as requested by client

  • Coach and develop direct reports, including Transaction Managers, to reach their full potential

  • Supervise the execution of transactions by the team, ensuring quality and consistency of output

  • Hold accountability for the quality of the team’s transaction output, due diligenceand reporting on overall transaction progress

Raising the Bar

  • Regularly liaise with other peersto share best practices, and other key delivery partners from JLL and other service providers delivering integration, data integrity, and project and facilities management

  • Leverage JLL research team, bringing research insights, analyticsand innovative ideas to regional client leadership

  • Leverage, invent and simplify best practices, including the continuous improvement of process, toolsand templates

  • “See around corners” to mitigate anticipatedrisks/take advantage of opportunities

  • Proactively identifyprocess inefficiencies, formulate and execute on implementation plans, followed by tracking and demonstratingresults

Client/Stakeholder Management

  • Responsible for effective transaction management service delivery to meet contractual obligations of JLL

  • Develop and maintaina detailed understanding of the client’s business and key factors influencing their requirement for our services

Financial Management

  • Contribute to the achievement of key performance indicators, service levels and other measures as contracted

  • Bring the best of the JLL platform to the client by introducing innovative JLL products and services which may help the client achieve its business objectives

  • Bachelor's degree required; Master's, MBA, or advanced degree preferred

  • 10-15 years’ experience demonstratingsuccess managing complex, high value transactions and portfoliosof significant size and complexity

  • Demonstrated skills in contract review, lease/purchaseand sale negotiations

  • Solid understanding of financial and accounting impacts

  • Strong negotiating, analytical, and organizational skills

  • Outstanding client service skills

  • A track recordof championing speed, flexibilityand frugality in the face of rapid change and heavy workload

  • Exceptional communication and interpersonal skills; strong writing skills - able to concisely and effectively present a compelling narrative

  • Proficiencywith Google Workspace (Gmail, Google Drive, Docs/Sheets/Slides, etc.)

  • Proven ability to thrive in a matrixed environment, managing cross-functional teams through influence versus direct management

  • Strong ability to identifyand solve ambiguous problems

  • Naturally looks around corners and anticipatesrisks and opportunities

  • Demonstrated ability to think strategically and successfully execute tactics

  • Effective resource management and project management skills

  • Ownership mentality willing to raise their hand and take on whatever is needed to achieve objectives

Compensation

  • The range listed below is for total compensation; inclusive of base plus target bonus.

Estimated compensation for this position:

164,500.00 - 188,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
