- Job DescriptionJob Description Ensure that all the complaints raised by the tenant/client at RMZ Ecospace are resolved on the same day.
- Also ensure issue of mandatory indent for all kind of material required at RMZ Ecospace
- Ensure that the DMR, DAR is sent every day to the facility team and the designated JLL Key Accounts Manager.
- Ensure that the MMR is sent at the end of every month to the property manager and the designated JLL Key Accounts Manager.
- Ensure to take proper round at site and check for any break downs for the day.Ensure & follow up for previous day breakdown (if any) to get them resolved via direct or third party vendors.
- Ensure that the vendors are visiting regularly to the site to monitor their respective staff deployed at RMZ Ecospace.Manages good relationships with client and key vendors.
- Maintain site deployment and services, through contractors and direct labor, in most cost effective way.
- Conduct meeting/updates with the RMZ / JLL Property manager to update and review on the day to day operational activity, pending complaints and material required.
- Periodic rounds of individual towers and the periphery area should be taken from time to time.
- Periodic rounds of utility areas, plants & equipment, terrace and basements to be taken from time to time.
- Ensure that all important information pertaining to the RMZ Ecospace is duly reported to the designated JLL Property Manager & operations team.
- Ensure that the electricity bills are cross checked as per the reading noted on daily basis.Reviews all vendor billing and vendor staff attendance on monthly basis and certification.
- Ensures that entire staff maintains a critical eye on all aspects of building physical care.To update / bring notice to the client of any modification in operational and facility activity.
- Ensure quality of staff, appraising and developing them to ensure maximum contribution.
- Maintain site accommodation and services, through contractors and direct labour, in most cost effective way.
- Ensures occupancy of sites complies with statutory legislation.
- Ensure quality of staff, appraising and developing them to ensure maximum contribution.Interview ,hire, supervises and reviews qualified Property operation and management staff
- Ensure and guide the teams to appropriately maintain STP, WTP, Fire pump rooms, Diesel Generators.Ensure to maintain all the batteries properly in the system.
- Ensure proper hassle free operations of lifts and statutory documents are maintained.Update and Submission of things to do Tracker monthly
- Discussion of pending activities & client escalations.
- Updating & circulation of Asset list monthly
- Updating & circulation of Statutory tracker, Form-G & Form-1 submission
- Monthly vendor evaluationClient Handing over and taking over
