Linaker was founded upon three core values: trust, reliability and care. We are not just a service provider, rather an essential part of our clients’ architecture and, ultimately, an extension of your business, a part of one team.

We are looking for a Junior Contracts Manager to support our account teams, take ownership of compliance tracking and contractor coordination, and develop their contract management expertise.

ABOUT THE ROLE

Reporting to the Account Manager, the Performance Manager will coordinate contract governance, compliance, work-in-progress performance, contractor assurance and client actions across allocated accounts. The role will provide clear performance oversight, maintain effective controls, challenge under-performance and support operational and commercial escalation, while the Account Manager retains overall contract accountability and final decision-making authority.

WHAT YOU WILL BE RESPONSIBLE FOR

Compliance Management:

  • Take ownership of statutory, mandatory and contractual compliance tracking across allocated accounts.
  • Monitor planned maintenance schedules, completion dates, certification and supporting evidence.
  • Review and verify compliance documentation and complete sign-off within delegated authority and competence.
  • Identify overdue activities, gaps and risks; coordinate corrective actions and escalate where required.
  • Maintain accurate compliance trackers, records and reports; support audits and client updates.

Supply Chain & Management:

  • Point of escalation for service providers delivering planned, reactive and remedial works.
  • Monitor attendance, completion, quality, KPIs, SLAs and submission of compliance evidence.
  • Challenge performance issues and support supplier reviews.
  • Build effective working relationships for escalations to drive timely resolution of outstanding contractor actions.

Operational & Contract Management:

  • Support the Account Manager with daily delivery and performance of allocated contracts.
  • Monitor PPM, reactive work orders, aged tasks, remedials and service escalations through to closure.
  • Coordinate with engineers, helpdesk teams, contractors and clients to maintain service standards.
  • Maintain/Support accurate CAFM and contract records and prepare operational and KPI reports.
  • Attend site visits, client meetings and contract reviews, providing updates and following up actions.

Commercial & Client Support:

  • Assist with budget monitoring, cost control, quotations, purchase orders and additional works.
  • Support review of contractor costs, invoices and contract variations within delegated limits.
  • Build positive client relationships and respond promptly to operational and compliance queries.
  • Identify opportunities to improve efficiency, service quality and value for money.

Learning & Development:

  • Work closely with the Account Manager to strengthen contract operations, financial awareness and client engagement.
  • Take ownership of allocated performance, governance and improvement workstreams within delegated authority.
  • Build capability to progress into a Contracts Manager or wider contract leadership role.

Work Environment:

  • Hybrid / Office-based with frequent travel to client sites.

Performance Governance Ownership:

  • Maintain the reactive and aged WIP overview, coordinating priorities, recovery actions and escalation through to closure.
  • Oversee the statutory compliance tracker, ensuring risks, gaps and required corrective actions are visible and actively managed.
  • Manage the client action tracker, maintaining clear ownership, due dates, progress updates and evidence of closure.
  • Monitor contractor performance against agreed service, quality, compliance, KPI and SLA requirements.
  • Coordinate commercial or contractual escalations, preparing accurate supporting information for Account Manager review and decision.
  • Maintain the contractor risk and issue register, ensuring risks, controls, owners and mitigation actions remain current.
  • Own and coordinate continuous improvement actions, tracking agreed benefits and completion.
  • Support and lead contract-level client relationship and governance meetings as delegated, ensuring actions and decisions are recorded and followed through.
  • Plan and conduct subcontractor performance reviews, challenging under-performance and agreeing measurable recovery actions.
  • Act as process owner for allocated contract controls, maintaining consistent ways of working and promoting compliance with agreed procedures.
  • Remain accountable for the scheduling of mobile engineers, using performance priorities, competence, availability and service requirements to guide allocation.

Audit & Assurance:

  • Coordinate and support audits of subcontractors, operational processes, permits, compliance records and engineering delivery.
  • Record audit findings, allocate corrective actions, monitor completion and escalate unresolved or high-risk issues.
  • Verify that evidence, permits and service documentation are complete, accurate and suitable for contractual and compliance assurance.

KEY SKILLS & EXPERIENCE

Essential:

  • Experience in facilities management, contract support, service coordination or a similar operational role.
  • Understanding of compliance tracking, PPM and reactive maintenance processes.
  • Experience coordinating subcontractors and following up service delivery.
  • Strong organisational skills, attention to detail and ability to manage competing deadlines.
  • Clear communication and confidence working with clients, contractors and internal teams.
  • Competence in Microsoft Office, particularly Excel, and ability to use multiple systems.
  • Proactive problem-solving approach, accountability and willingness to learn.

Desirable:

  • Experience using CAFM systems and preparing KPI or compliance reports.
  • Knowledge of statutory maintenance, health and safety and contractor assurance.
