The Head of LUXASIA Retail Corporation is responsible for driving the strategic growth of LUXASIA’s retail business in the Philippines. This role focuses on securing prime retail spaces, negotiating lease agreements with malls and retailers, and optimizing business opportunities to maximize revenue and brand presence. The position requires a strong background in retail operations, strategic planning, and stakeholder negotiations to ensure the company’s sustained growth and market competitiveness.

Key Responsibilities:

Retail Expansion & Lease Negotiations:

• Identify, evaluate, and secure prime retail spaces in malls and high-traffic locations.
• Lead lease negotiations with landlords, mall operators, and retail partners to ensure competitive rental terms and optimal space allocations.
• Develop strong relationships with key mall operators and retail partners to secure favorable lease agreements.
• Monitor lease agreements, renewal deadlines, and contract terms to ensure seamless operations.

Strategic Business Growth & Optimization:

• Develop and implement retail expansion strategies aligned with LUXASIA’s business goals.
• Assess market trends, competitor activities, and consumer insights to identify new business opportunities.
• Optimize store layouts, locations, and business models to maximize sales and profitability.
• Collaborate with cross-functional teams (Marketing, Retail Operations, and Finance) to ensure successful retail execution.

Financial & Performance Management:

• Analyze financial performance of retail locations, ensuring revenue targets and profit margins are met.
• Monitor operational costs and rental expenditures to drive cost efficiencies.
• Prepare business cases and feasibility studies for new store openings, relocations, or closures.

Stakeholder Management & Partnerships:

• Serve as the key liaison between LUXASIA and mall/retail partners.
• Collaborate with brand principals and internal teams to align retail strategies with brand objectives.
• Represent LUXASIA in industry events, networking activities, and trade discussions to strengthen partnerships.

Requirements

• Bachelor’s degree in Business Administration, Marketing, Real Estate, or a related field. MBA is a plus.

• Minimum 10+ years of experience in business development, retail operations, or commercial leasing, preferably in the luxury or beauty industry.
• Strong negotiation skills with a proven track record in securing retail spaces and lease agreements.
• Strategic mindset with the ability to identify growth opportunities and optimize retail performance.
• Excellent stakeholder management and relationship-building skills.
• Strong analytical and financial acumen to assess business viability and profitability.
• Experience working with mall operators and retail landlords in the Philippines is highly preferred.
