The Work

LACCD is rebuilding nine college campuses with bond money. Harbor College is one of them. You are the senior scheduler on that program, and you are the person who can say what a delay actually costs and who is responsible for it.

You build and coordinate the project schedules. You review what the contractor submits and check it against the contract. You look at every change order and amendment and work out what it does to the budget and the schedule. When a job slips, you run the time impact analysis, you write up what happened, and you sit in the negotiation with the numbers behind you.

You also do the cost side: analysis across design and construction, actual spending against budget, and cost loaded schedules that show the District when money will go out the door.

What You Will Do

  • Build and coordinate project schedules for the program
  • Review contractor schedules for contract compliance and quality
  • Evaluate change orders and amendments for what they do to budget and schedule
  • Run time impact analysis on delays and potential claims, and take part in change order negotiations
  • Run critical path and earned value analysis
  • Spot schedule problems early and recommend fixes
  • Visit sites for progress reporting
  • Review contractor weekly and monthly progress, write the findings up, and present them to management
  • Review and evaluate contractor recovery schedules
  • Do cost analysis across design and construction, compare actual spend to budget, and build cost loaded schedules for cash flow

Requirements

What You Bring

  • 10 years of project or program scheduling on large construction programs
  • Advanced Primavera. Also MS Project, Excel, Word and PowerPoint
  • Real experience with time impact analysis
  • Real experience with construction claims and change orders
  • Knowledge of cost engineering and scheduling practice
  • A bachelor's in architecture, engineering, construction management, business administration, or a related field. If you do not have the degree, extra years of the right experience can stand in for it
  • Willingness to work at more than one site, and the transportation to do it

Preferred

  • Community college or K-12 campus programs
  • Owner or program side scheduling rather than contractor side only
  • Earned value reporting to an executive audience

Benefits

Compensation

Salary range: $166,000 to $182,000 per year, based on experience.

Benefits: health, dental, and vision at low cost; 401k; three weeks of PTO; and an ESOP (employee stock ownership) at no cost to you, with a 3% Safe Harbor contribution vested on day one.

Why MAAS

MAAS has spent nearly 40 years earning the trust of 50+ educational institutions across California, managing over $10B in projects. That track record means the work here is stable, funded, and consequential. You are not chasing the next contract.

As a MAAS employee, you are also an owner. The company is 100% employee-owned through an ESOP, a retirement benefit provided at no cost to you, on top of your salary. MAAS is a profitable, well-run organization and our share price has more than doubled since the plan's inception, with continued growth year over year. Your ownership stake builds the longer you stay, and ESOP participants nationally tend to accumulate 2.5x more in retirement savings than employees at non-ESOP companies.

In an industry not known for prioritizing culture, 96% of MAAS employees say it is a great place to work, and 100% say people genuinely care about each other.
