California State University, Long Beach is renovating and expanding its University Student Union, a $235 million project delivered through collaborative design-build, where one team designs and builds the project and works through the design with the University. The project runs from July 2024 to July 2028. It renovates 180,000 gross square feet of the existing building, including 160,000 square feet of indoor space and 20,000 square feet of covered outdoor walkways and seating, and adds 50,000 gross square feet of new space. The program includes food service, resource centers, offices, lounges, event spaces, conference and meeting rooms, recreation and sports spaces, accessibility upgrades, and new site work.
As Senior Construction Project Manager, you are the University's senior leader on site for the project. You manage the design and construction process from scope development and contracting through construction administration and closeout, supervise the project team, and keep day to day leadership of the project for its full life.
You manage and monitor the contract budgets, reconciling contracts and budgets with the Division Fiscal Manager and reporting monthly cash flow. You guide stakeholder design decisions to keep the scope within the approved budget, coordinate value engineering, and take the design submittals through review by CSU Capital Planning, Design and Construction and the CSU Board of Trustees. You also obtain the plan reviews the project needs before bidding and keep the project in compliance with every agency that approves or inspects the work.
What You Will Own
The design and construction process, with day to day leadership from scope development and contracting through construction administration and closeout
Documentation for post-performance reviews, audits, and inspections by governing agencies
Contract budgets, reconciled with the Division Fiscal Manager, and monthly cash flow reporting
Stakeholder design decisions kept within the approved budget, and the value engineering process, meaning changes that lower cost without reducing what the building has to do
Schematic, preliminary, and construction document submittals for review by CSU Capital Planning, Design and Construction (CPDC), the CSU Board of Trustees, and other boards as required
Presentation materials for the twice-yearly Campus Planning Committee meetings, monthly project updates, and executive presentations
Plan reviews required before bidding, including the State Fire Marshal, DSA (the Division of the State Architect, the state office that reviews plans for public schools and state buildings), life safety and code plan check, seismic peer review, mechanical systems review, and commissioning where needed
Compliance with regulations and with every agency that approves or inspects the work
Leadership and supervision of the project team
Requirements
What You Bring
About 10 years of experience on public works projects (required for this role)
Design-build or progressive design-build experience (required for this role)
Senior level project leadership, including supervising and leading design and construction teams (required for this role)
Availability to work on site at the Long Beach campus, in person only (required for this role)
Preferred
CSU experience
Professional licenses, which the University weighs along with expertise and experience when it selects
