Project Finance Controller ( Construction / Real Estate )

Responsabilități

Project Financial Management & Controlling • Monitor and control the financial performance for multiple construction and development projects • Review, validate, and analyze actual project costs against approved budgets and forecasts. • Perform detailed variance analysis and identify financial risks, cost overruns, and opportunities for cost optimization. • Work closely with the Development team to ensure financial transparency throughout the project lifecycle Cash Flow Planning & Funding Management • Prepare and maintain detailed project cash flow forecasts, including monthly and long-term projections. • Monitor project liquidity requirements and funding needs throughout each project phase. • Analyze cash inflows and outflows to ensure alignment with project schedules and financing arrangements. • Consolidate cash flow forecasts across multiple projects and investor groups to support overall business planning. Governance & Process Improvement • Ensure compliance with approved budgets, internal controls, and financial policies. • Coordinate and oversee project-related invoice approval processes. • Support month-end and year-end closing activities related to project accounting, reporting, and cost tracking. • Continuously improve project controlling, forecasting, reporting and cash flow processes. • Collaborate closely with Development, Construction, Accounting and Reporting teams to ensure financial transparency and data accuracy

Cerințe

• Minimum 5 years of experience in project controlling, project finance, financial controlling, or similar role within real estate development, construction, infrastructure, capital-intensive project environments. • Proven experience in managing and analyzing large project budgets and cash flows. • Experience in project financial reporting, cash flow reporting, and investor reporting would be considered a strong advantage. • Experience working with multiple investors, joint ventures, or project financing structures is highly desirable. Technical Skills • Strong knowledge of financial controlling, budgeting, forecasting, and cash flow management. • Advanced understanding of project cash flow planning and funding structures. • Experience with project profitability analysis and variance analysis. • Strong understanding of project accounting principles and cost allocation methodologies. • Advanced Excel skills; experience with ERP systems and financial planning tools is an advantage.
