Minor Hotels Australasia is looking for a commercially minded and highly organised Short-Stay / Airbnb Coordinator to join our MINT Residential team on a full-time basis.
Based in Brisbane CBD Office, you will be responsible for the day-to-day management, performance and growth of our short-stay accommodation portfolio. This opportunity is for an experienced short-stay accommodation professional to take ownership of a diverse portfolio, build strong relationships with property owners and guests, and contribute to the continued growth of MINT Residential.
Key Responsibilities Include:
- Manage the day-to-day operation of MINT Residential's short-stay portfolio, from property onboarding through to ongoing management.
- Maintain Airbnb listings, property information, booking calendars and guest instructions to ensure properties are accurately presented and ready for guests.
- Manage the guest journey, including enquiries, pre-arrival communication, check-in and check-out arrangements, feedback and complaint resolution.
- Monitor occupancy, nightly rates, booking patterns and market conditions, adjusting pricing and availability to support property revenue and performance.
- Build and maintain strong relationships with property owners, providing updates on performance, addressing concerns and identifying opportunities to grow the portfolio.
- Coordinate cleaning, housekeeping, linen, consumables and property presentation to ensure properties are consistently guest ready.
- Manage maintenance issues by liaising with hotel teams, contractors and owners to ensure timely resolution and appropriate property upkeep.
- Assist with financial administration, including booking income, management fees, property charges, owner statement enquiries and end-of-month requirements.
- Maintain accurate property records and ensure properties are managed in accordance with relevant legislation, building requirements and company procedures.
- Work collaboratively with hotel operations, housekeeping, maintenance, finance and other internal and external stakeholders to deliver an efficient and consistent service.
To be successful in this role, you will have:
- Minimum 3-5 years' experience within Airbnb, short-stay accommodation, serviced apartments, hotels or residential property management.
- Demonstrated experience managing multiple short-stay properties and coordinating their day-to-day operations.
- Strong working knowledge of Airbnb and similar accommodation platforms.
- Experience using property management systems, channel management platforms or revenue management tools.
- Understanding of dynamic pricing, occupancy management and revenue optimisation.
- Demonstrated guest service and complaint-management experience, with the ability to resolve issues professionally.
- Experience coordinating cleaning providers, housekeeping teams, contractors and maintenance requirements.
- Strong owner or client relationship management skills, with the ability to communicate property performance and address concerns effectively.
- Excellent written and verbal communication skills, with strong organisational and time-management capabilities.
- Ability to manage multiple properties, bookings, guest enquiries and operational priorities simultaneously.
- A proactive and solutions-focused approach, with the ability to work autonomously while collaborating effectively with a broader team.
