JobDescription:

Responsiblefor building operations,maintaining,troubleshooting,andrepairing,orarrangingforrepairsofallbuildingoperatingsystemson the site. Will be part of a team of engineers. Must have reliable transportation.

THIS POSITION IS FOR A 3RD SHIFT ENGINEER (11pm-7am).

EssentialJobDuties:

• Responsibleforpreventativemaintenance,necessarymaintenanceandrepairstothebuildingsmechanical,electrical, HVAC and plumbing systems. Must be familiar with the location and have working knowledge of all building mechanical, electrical,HVAC,plumbing,lifesafety,fireprotectionandsecuritysystemstoensureproperoperationsandbeabletoact upon any conditions that are out of the ordinary.

• Conduct periodic general preventative maintenance on the mechanical, electrical, HVAC, and plumbing systems. This involvesnormallubrication,adjustment,cleaning,replacementofconsumableparts(suchasfilters,indicatorlights,etc.), and periodic testing of the equipment. These systems include: Boilers, Chillers, air handling units (including both rooftop and built-up units), re-circulating air systems, water pumping systems, cooling plant and all plumbing system components. Also, conduct general building maintenance, as needed.

• Beresponsivetotenantrequestsintheareasofsafety,plumbing,mechanical,electricalandenvironmentalneeds through both personal contact and work order systems.

• Prepareandmaintainmaintenancelogsandrecords.Familiaritywithpreventativemaintenanceandworkordersoftware systems.

• Coordinatecontractor,tenantandmanagementapprovalsforworkordersthatrequiretheuseofanoutside contractor. Maintain log of work order details.

• Performallassignedworktoensurethesafetyofthebuilding’stenantsandthecontinuousoperationofthesite.

• Befamiliarwithandconformtoallwrittenoperatingproceduresassociatedwiththesite.

• Assistinsnowandiceclearingoperations,includingthecoordinationofplowingandsaltingactivitiesbyoutside vendors.

• Mayperformotherdutiesasassigned.

Skills, Education and Experience:

• HighSchoolDiploma.

• 1st class building engineer’s license is required.

• Abilitytohandlemultipleprojectsandmakedecisions.

• Proficientcomputerande-mailskills.

• Musthavetheabilitytocompleterequiredsafetyclassesthatpertaintospecificjobduties.
