Real Estate Due Diligence Consultant - ESA

Requirements

Rimkus' Due Diligence practice is seeking an Environmental Due Diligence Consultant to serve in a combined Phase I Environmental Site Assessment (ESA) report writing and radon process management capacity. This role converts field observations, interviews, regulatory database information, historical research, and client-specific requirements into clear, defensible reports. The Consultant manages the radon testing process for applicable assignments and helps ensure consistent quality, technical compliance, accurate documentation, and on-time delivery for lender, investor, and other commercial real estate clients. Technical review and quality assurance support may be provided on an as-needed basis. Occasional field work and site visits may be required to support project execution, quality assurance activities, and client requirements.

DUTIES AND RESPONSIBILITIES

ESA Report Writing

• Prepare and revise Phase I ESA reports in accordance with ASTM E1527, the All Appropriate Inquiries rule, and applicable client scopes.
• Synthesize site reconnaissance, interviews, environmental database reports, agency records, and historical sources into a coherent assessment.
• Identify and document recognized environmental conditions (RECs), controlled RECs (CRECs), historical RECs (HRECs), data gaps, and business environmental risks.
• Coordinate with field personnel to resolve missing or unclear information before report issuance.
• Manage multiple concurrent writing and review assignments while meeting internal and external deadlines.
• Maintain proactive communication with project managers, field consultants, subcontractors, and technical leaders.
• Apply current templates, standard language, client protocols, and document-control procedures consistently.
• Support development and maintenance of report templates, review checklists, and standard operating procedures.
• Perform on-site Phase 1 Environmental Site Assessments following ASTM E1527 standards as needed.

Radon Process Management

• Manage the radon testing process for multifamily and commercial assignments from initial scoping through final reporting.
• Coordinate testing requirements, property access, scheduling, device placement and retrieval, and lab processing with project managers and qualified radon professionals.
• Verify that radon services are performed in accordance with NRPP certification requirements, ANSI/AARST standards, and lender protocols.
• Review testing plans, field documentation, chain-of-custody records, and lab results for completeness and consistency.
• Track testing windows, retrieval activities, and reporting deadlines; identify and coordinate resolution of access issues, invalid measurements, and other anomalies.
• Prepare or review radon summaries, findings, and recommendations for incorporation into ESA and lender due diligence deliverables.

Technical Review and Quality Assurance (as needed)

• Review reports for adherence to ASTM standards, client scope requirements, and established company procedures.
• Identify potential technical inconsistencies, unsupported conclusions, missing documentation, and formatting issues requiring revision.
• Provide clear and constructive feedback to report authors and project teams.
• Assist with client-requested report revisions and responses to technical questions when requested by project leadership.
• Support development and maintenance of report templates, writing guidance, and quality control tools.

REQUIRED SKILLS AND ABILITIES

• Strong working knowledge of Phase I ESA processes and current ASTM E1527 terminology and reporting requirements.
• Ability to evaluate environmental information and develop well-supported findings, opinions, and recommendations.
• Demonstrated ability to identify inconsistencies, unsupported conclusions, and scope-compliance issues during technical review.
• Exceptional technical writing, editing, and verbal communication skills.
• Proficiency in Microsoft 365, Word, Excel, Teams, and SharePoint.
• Highly organized and self-directed, with the ability to manage competing priorities in a fast-paced production environment.
• Experience with Quire report writing software.

TECHNICAL / INDUSTRY KNOWLEDGE

• Working knowledge of radon measurement processes, NRPP certification requirements, and ANSI/AARST standards.
• Familiarity with environmental database reports, historical research resources, and regulatory agency files.
• Understanding of common environmental concerns affecting commercial real estate transactions.
• Ability to coordinate radon testing vendors, schedules, documentation, results, and follow-up actions across concurrent assignments.

PREFERRED KNOWLEDGE

• Experience with lender, agency, or institutional client scopes.
• Experience coordinating or managing radon measurement activities for multifamily or commercial properties.
• Asbestos, lead-based paint, vapor intrusion, or other environmental sampling and assessment experience.

REQUIRED EXPERIENCE AND EDUCATION

• Bachelor's degree in environmental science, geology, engineering, environmental studies, or related field.
• Minimum 5 years of relevant environmental consulting or due diligence experience, including preparing and/or technically reviewing Phase I ESA reports.
• Must meet the definition of an Environmental Professional under 40 CFR Section 312.10, or perform work under the responsible charge of one.
• Current NRPP Radon Measurement Professional certification preferred.

PHYSICAL DEMANDS, OVERTIME, AND TRAVEL

• Primarily office or remote-office work requiring extended computer use, reading, writing, and virtual meetings.
• Occasional field work and site visits, including standing, walking, and climbing stairs or ladders.
• May occasionally lift or move up to 25 pounds.
• Salaried, exempt FLSA status; additional hours may be required to meet project and client deadlines.
• Travel typically up to 25%; valid driver's license required when operating a vehicle for company business.

The Salary Range for this position is $75,000 - $90,000 and is dependent on education, experience, location and certifications/licensure.

PHYSICAL DEMANDS, OVERTIME, AND TRAVEL

Physical Demands - Work will be performed both in an office setting and at outside locations (i.e., Client’s office, industrial, construction, and/or residential sites). Employee is frequently required to stand, sit, climb ladders, bend, balance, stoop, kneel, crouch, talk, hear, and drive a motor vehicle to job sites. Employee may lift and/or move up to 50 pounds. Employee must be attentive, focused, and alert when conducting site inspections, speaking, and interacting with clients, preparing drawings and written reports. Clear vision and depth perception are also necessary.

Overtime - This position is classified as salaried with an exempt FLSA status. Regular working hours are 8:00 a.m. to 5:00 p.m., Monday through Friday, with one hour for lunch. There will be periods where overtime will be required, which the employee will need to comply with in order to meet the demands of the position.
