Property Management Techno-Functional Consultant

We are recruiting a Property Management Techno-Functional Consultant who supports and optimizes LEMS and related property management systems by translating business requirements into effective system solutions. The role provides techno-functional support across leasing, contracts, billing, refunds, property expenses, Oracle Finance integrations, system configuration, testing, troubleshooting, and process improvement.

AREA OF RESPONSIBILITY:

Property Management & Leasing Operations:

• Support end-to-end leasing activities including prospect management, unit allocation, lease creation, renewals, amendments, terminations, and tenant move-in/move-out.

• Configure and support leasing, contract management, tenant refunds, billing, CAM/service charges, and property expense allocation processes.

• Support commercial, residential, and mixed-use property operations and recommend process improvements.

LEMS Configuration & System Support:

Configure LEMS workflows, business rules, dashboards, reports, approvals, and property management processes.

Maintain property structures including communities, buildings, floors, units, parking spaces, and related master data.

Provide production support, troubleshoot system issues, perform root cause analysis, and coordinate resolution.

Oracle Finance & ERP Integration:

• Support LEMS integration with Oracle Fusion Financials, including GL, AR, AP, FA, CM, Revenue Recognition, and Subledger Accounting (SLA).

• Support budgeting controls, budget definition, accounting flows, billing, receivables, payments, and financial data integration.

• Coordinate with Finance and IT teams to ensure accurate and seamless property-to-finance system processes.

System Integration & Technical Support:

• Manage integrations between LEMS, ERP, Finance, CRM, Payment Gateway, and Document Management Systems.

• Coordinate with IT teams and vendors to resolve interface, API, data exchange, and integration issues.

• Support system enhancements, upgrades, patches, technical troubleshooting, and production support.

Implementation, Testing & Data Migration:

• Support LEMS implementation, upgrades, enhancements, rollouts, and data migration activities.

• Prepare functional specifications, configuration documents, test scenarios, test scripts, and technical documentation.

• Execute UAT, regression and integration testing, coordinate defect resolution, and support go-live and hypercare activities.

Business Process & Documentation:

• Gather and analyze requirements from Property Management, Leasing, Finance, IT, and other stakeholders.

• Translate business requirements into functional specifications, workflows, configurations, and system solutions.

• Identify process gaps and recommend automation, standardization, and efficiency improvements.

Reporting, Dashboards & Data Analysis:

• Configure LEMS dashboards and reports covering leasing, contracts, billing, receivables, refunds, expenses, occupancy, and property performance.

• Analyze transactional data and reconcile information between LEMS, Oracle Finance, and integrated systems.

• Identify data quality issues, exceptions, and trends and provide accurate management information.

Security, Roles & Workflow Management:

• Configure and maintain system roles, approval workflows, responsibilities, and access controls in line with business requirements.

• Create and maintain custom roles while supporting appropriate segregation of duties and security controls.

• Coordinate with IT and system administrators to resolve access, authorization, and workflow issues.

User Support & Documentation:

• Provide functional support, training, demonstrations, and knowledge-transfer sessions to LEMS and business users.

• Prepare SOPs, user guides, process flows, functional specifications, and technical documentation.

• Coordinate with business users, Finance, IT, vendors, and implementation partners to ensure timely issue resolution.

Requirements

QUALIFICATIONS & CERTIFICATIONS & EXPERIENCE (MANDATORY & PREFERRED):

• Bachelor’s degree in Information Technology, Computer Science, Business Administration, Real Estate, Property Management, Finance, Accounting, or a related field.

• Oracle, ERP, Property Management, Real Estate, Business Analysis, Project Management, or relevant professional certifications are advantageous.

• Minimum 5-10 years of experience in Property Management, Real Estate Systems, ERP, or related technology environments.

• Minimum 3 years of hands-on experience with LEMS (Lease and Estate Management System).

• Proven experience in leasing, contract management, tenant refunds, billing, CAM/service charges, and property expense configuration.

• Experience supporting end-to-end commercial, residential, and mixed-use property management operations.

• Experience in LEMS implementation, upgrades, enhancements, data migration, UAT, reporting, troubleshooting, and production support.

• Strong experience with Oracle Fusion Financials, including GL, AR, AP, FA, CM, Revenue Recognition, and SLA.

• Knowledge of budgeting controls, budget definition, ERP integrations, and finance-related property management processes.

• Experience working with business users, Finance, IT teams, and external vendors in a techno-functional capacity.

• Strong analytical, troubleshooting, communication, and stakeholder management skills.

• Preferred experience within a Real Estate or Property Management organization.

• Preferred experience integrating LEMS with Oracle Fusion, CRM, Payment Gateway, or Document Management Systems.

• Preferred experience with business process optimization, digital transformation, and large property portfolios.
