  • Deliver and assure planned preventative maintenance, reactive maintenance, fault finding, repairs and minor works across mechanical, electrical and building-services systems.

  • Maintain sufficient multi-skilled knowledge to diagnose problems across both disciplines and coordinate specialist support where work is outside personal authorisation or competence.

  • Monitor the hard-FM contractor’s delivery against the contract, service levels, KPIs and agreed maintenance standards.

  • Review PPM completion, reactive-work close-out, asset records, recurring failures, overdue actions and maintenance backlog; escalate material risks promptly.

  • Coordinate and oversee specialist subcontractors, including review of RAMS, permits, isolations, access arrangements and completion evidence.

  • Plan shutdowns and disruptive works around teaching, examinations, events and other critical activities.

  • Respond calmly and effectively to critical plant failures, loss of services, flooding, power failure, fire-system issues and other building-services incidents.

  • Maintain accurate CAFM records, compliance registers, asset information, logbooks, test certificates, defect records and contractor evidence.

  • Support audits, compliance reviews, lifecycle planning, minor works, energy-management initiatives and capital-project interfaces.

  • Ensure work is completed in accordance with applicable health-and-safety requirements, safe systems of work, permit-to-work procedures and company policies.

  • Communicate clearly with the Estate and Operations Director, contract manager, academic and professional-services teams, security, facilities colleagues and building users.

  • Undertake other reasonable duties consistent with the seniority and purpose of the role.
