Group Maintenance Manager
Location: Based in Thessaloniki and Halkidiki – Ouranoupolis with frequent travel to all TOR properties
(The Excelsior, City Hotel, Eagles Resort)
Position Summary
TOR Hotel Group is seeking an experienced and results-driven Group Maintenance Manager to lead and standardize the maintenance operations across all its properties. The ideal candidate will be a Mechanical Engineer with strong technical expertise, hands-on leadership, and the ability to develop and implement preventive maintenance plans, SOPs, and sustainability initiatives. The role requires frequent on-site presence across Thessaloniki and Halkidiki, ensuring the upkeep, efficiency, and safety of all building systems, equipment, and facilities and will report directly to the Director of Operations.
Key Responsibilities:
- Oversee all engineering and maintenance operations across all TOR Hotel Group properties
- Develop a unified maintenance strategy, ensuring consistency and best practices across the group
- Act as the key liaison between hotel GMs, central operations, and external contractors
- Maintain a daily on-site presence at Eagles Resort in Halkidiki during the winter months and at the Thessaloniki properties during the summer months
- Support the pre-opening, renovation, or refurbishment phases with technical input and contractor coordination
- Design and implement preventive maintenance schedules for HVAC, plumbing, electrical, mechanical, fire safety, pools, elevators and kitchen equipment
- Ensure compliance with local laws, fire safety, environmental regulations and health and safety standards
- Keep accurate maintenance records and logs per property
- Develop and roll out Standard Operating Procedures (SOPs) for all recurring technical tasks and safety procedures
- Ensure technical manuals, equipment warranties and building schematics are updated and centrally archived
- Train hotel staff on SOP implementation and emergency response
- Monitor energy and water consumption, identify areas for savings, and lead group-wide sustainability initiatives
- Propose and implement energy-efficient upgrades and capital improvement projects
- Assist in the preparation of annual maintenance budgets per hotel, including CAPEX planning
- Manage cost-effective procurement of tools, spare parts, and maintenance services in collaboration with the procurement team
Requirements:
- Degree in Mechanical Engineering or related technical field
- Minimum 5 years of maintenance or engineering management experience in hospitality or complex building environments. Previous multi-property or group-level experience is a plus
- Strong expertise in mechanical systems (HVAC, pumps, boilers), electrical and plumbing systems, BMS, fire safety, elevators, pools and kitchen equipment
- Fluent in Greek and English, both written and spoken
- Leadership skills and team coordination; Strong organizational and problem-solving skills; Computer-literate (Excel, CMMS systems, AutoCAD knowledge a plus)
- Valid driver’s license and flexibility to travel between properties
