Our Maintenance Technicians are key members of our team, ensuring that we deliver the best possible experience for our students. They maintain the condition of our residences to look great inside and out.

Key Responsibilities

As a Maintenance Technician, you will be responsible for maintaining the safety, functionality and presentation of our student accommodation across multiple residences within the city. You will be primarily based in Lee Point but are expected to float between Lee Point, Amnis House, Melbourn Point and Bottleworks on Saturdays. You will carry out planned preventative maintenance (PPM), routine compliance checks, proactive inspections and reactive repairs, ensuring our buildings and facilities are maintained to a high standard and providing an excellent living experience for our students.

Planned Maintenance and Compliance

  • Complete scheduled PPM tasks, including daily plant room checks, weekly flushing, water hygiene monitoring and showerhead descaling in line with site procedures and compliance requirements.
  • Carry out routine inspections of plant rooms, resident clusters, bedrooms, bathrooms, communal areas and building services.
  • Identify potential issues, complete minor repairs and escalate defects requiring further investigation.

Reactive and General Maintenance

  • Respond to maintenance requests raised by residents and site teams, prioritising work in line with agreed service level agreements (SLAs).
  • Undertake minor plumbing, painting, carpentry, fixture and fitting repairs and light electrical work.
  • Diagnose faults with building services and equipment, escalating specialist or safety-critical works where required.

Building Systems and Maintenance Records

  • Use Computer-Aided Facilities Management (CAFM) systems to manage work orders, record PPM completion, update maintenance logs and track outstanding repairs.
  • Monitor Building Management Systems (BMS) for alarms, faults and abnormal operating conditions, escalating issues as necessary.
  • Maintain accurate compliance records, inspection reports and handovers.

Health, Safety and Site Standards

  • Follow health and safety procedures and complete assigned safety and compliance checks.
  • Maintain clean, safe and organised plant rooms, maintenance stores, bin stores and external areas.
  • Liaise with contractors, provide site access and monitor work quality, escalating concerns to management.
  • Maintain tools, equipment and spare parts, reporting replenishment requirements.

Resident Experience and Team Support

  • Work professionally and respectfully in resident bedrooms and communal spaces, ensuring areas are left clean, safe and secure.
  • Support room inspections, summer turnaround, snagging and preparation of residences for new student arrivals.
  • Work collaboratively with site teams and travel between residences as required.

  • Good fault-finding, organisational and problem-solving skills, with the ability to prioritise tasks and work independently.
  • A strong commitment to health and safety, attention to detail and delivering a high standard of service.
  • Experience working in occupied properties and dealing directly with residents, contractors, or inspection teams is highly valued.
  • Eligibility to work in Ireland is required on a 20 hour a week basis on a Thursday-Saturday.
  • Ability to work across multiple residences, with occasional evening or weekend work as required.
