Caring Transitions is a US franchise network that helps seniors and families with relocation, downsizing, decluttering, home clean-outs, resettling and online estate sale auctions, headquartered in Cincinnati, Ohio. The network has more than 450 locations, reports serving over 100,000 seniors and runs its own online auction platform, CTBids, through which franchisees sell the household contents of their clients. Local franchise owners hire packers, sorters and organizers, professional movers and drivers, estate sale crew, project team leads, online auction supervisors and business development representatives.

Caring Transitions of Lutz & Land O’ Lakes is a local, family-owned and operated business helping seniors and families through downsizing, relocation, online estate auctions, and home clean-outs. We are looking for a compassionate, organized, hands-on Team Leader / Project Manager to lead small teams and keep projects running smoothly from start to finish.

This project-based role combines team leadership with active participation in the work. You will collaborate closely with the Owners, guide employees on-site, and provide the thoughtful service our clients need during some of life’s most challenging transitions.

This role offers variety, and the responsibilities below reflect the different types of projects we handle. Not all duties are performed every day; daily tasks vary depending on the stage and needs of each active project.

What We Offer

  • Flexible, project-based hours.
  • Opportunities for professional growth and expanded leadership responsibilities.
  • A varied, hands-on work environment where every project is different.
  • Meaningful work that makes a difference for local seniors and families.

Responsibilities

Project Leadership & Team Development

  • Plan and coordinate daily tasks, assign responsibilities, and lead teams through auction preparation, packing, relocation, resettling, and clean-out projects.
  • Keep projects on schedule and within allocated labor hours while maintaining quality, productivity, and exceptional customer service.
  • Train and mentor employees, review their progress on-site, and provide immediate feedback to correct issues and reinforce best practices.
  • Prepare monthly employee performance reports and meet with employees to review their progress and efficiency on projects.
  • Create a welcoming, respectful work environment and lead by example while reinforcing company policies, procedures, and safety standards.
  • Monitor attendance and ensure employees accurately clock in and out.
  • Address employee concerns and performance issues within company guidelines, escalating matters to the Owners as needed.
  • Report progress, staffing needs, challenges, and next steps to the Owners at the end of each workday. Promptly report all incidents and accidents.

Estate Auction Preparation & Pickup

  • Sort and organize household belongings into items to keep, move, sell, donate, or dispose of, treating clients’ possessions with care and respect.
  • Create organized, appealing auction lots and research items as needed to support accurate descriptions and sales opportunities.
  • Photograph lots and review employees’ photos and listings for accuracy, completeness, and presentation on CTBids.
  • Work closely with the Auction Review Specialist to coordinate lot edits and description completion, ensuring listings are ready within the project’s timeline.
  • Prepare auction pickup reports and organize items and work areas for an efficient pickup day.
  • Lead auction pickup, coordinate on-site personnel, and address customer service issues as needed.
  • Facilitate alternate pickups and support in-person estate sales when applicable.

Relocation, Clean-Outs & Job-Site Operations

  • Assist with packing, moving preparation/management, unpacking, and resettling clients into comfortable, organized living spaces.
  • Coordinate donation removal and arrange junk removal as needed.
  • Oversee final cleanup and ensure each property is left in the condition agreed upon for the project.
  • Deliver and retrieve supplies, tools, and equipment to and from job sites.
  • Keep job-site supplies organized and equipment properly maintained, notifying the Owners when items need replenishment, repair, or replacement.
  • Perform other duties as assigned to support successful project completion.

Qualifications & Skills

  • Ability to lead a small team, work independently, and adapt to changing priorities in a fast-paced environment.
  • Strong organizational skills, attention to detail, and sound problem-solving and decision-making abilities.
  • Excellent customer service with clear verbal and written communication.
  • Compassion, patience, discretion, and respect when working with seniors, families, and personal belongings.
  • Comfort using a smartphone to photograph items, conduct research, prepare auction listings, and access project information.
  • Dependability and the ability to travel between job sites throughout Lutz, Land O’ Lakes, and surrounding service areas.
  • Leadership or project coordination experience is strongly preferred.
  • Experience with estate sales, auctions, organizing, relocation, or senior services is preferred.

Physical & Environmental Requirements

  • Ability to lift and carry household items weighing up to 50 pounds, using assistance and appropriate equipment when needed.
  • Frequent standing, walking, bending, reaching, packing, and moving household belongings.
  • Ability to work in a variety of homes, garages, storage areas, and indoor and outdoor environments, including varying weather conditions.

Additional Information

  • Job Type: Part-time, project-based, with some weeks up to 40 hours.
  • Pay Rate: $20-$22 per hour, depending on experience.
  • License: Driver’s license required.
  • Work Authorization: United States work authorization required.
  • Overtime: Not typically available.
  • Work Locations: Land O' Lakes, Lutz, Spring Hill, San Antonio and Wesley Chapel-depending on the project. This is not a remote-based position.
  • Working Days: Monday-Friday, depending on the project; Saturdays and/or Sundays as needed.
  • Typical Start Time: 8:30-9 AM.
  • Typical End Time: Between 3-6:30 PM, depending on the project.

If you enjoy leading people, organizing spaces, discovering interesting items, and helping families through meaningful transitions, we would love to meet you!
