Build What’s Next for Sandy Springs

The City of Sandy Springs is seeking an experienced Construction Project Manager to help shape the future of our community through the successful delivery of municipal facility projects.

As the Construction Project Manager, you will serve as the City’s representative and owner’s representative throughout the full project lifecycle-from planning, design, permitting, and pre-construction through construction, commissioning, and closeout. You’ll work alongside City staff, architects, engineers, contractors, consultants, and other professionals to ensure projects are delivered safely, efficiently, on schedule, within budget, and in accordance with approved plans and specifications.

This is an exciting opportunity for a construction professional who enjoys working in a collaborative environment, solving complex project challenges, and seeing projects move from concept to completion.

What You'll Do

As a Construction Project Manager, you will:

  • Provide oversight and project management for facility-related construction projects on behalf of the City.
  • Coordinate with architects, engineers, contractors, consultants, City departments, and other project stakeholders.
  • Assist with the selection and prequalification of architects, professional service providers, contractors, subcontractors, and vendors.
  • Assist with developing requests for proposals, requests for quotations, bid documents, and other procurement materials.
  • Review design drawings for constructability, value engineering opportunities, change orders, and schedule impacts.
  • Develop and monitor project budgets and schedules to ensure projects remain aligned with established plans.
  • Evaluate project progress and contractor performance, identifying potential issues that could affect scope, cost, quality, or schedule.
  • Regularly visit construction sites to monitor progress and verify work is being performed in accordance with approved documents, permits, contracts, and specifications.
  • Identify and report potential cost and schedule impacts associated with RFIs, change orders, submittals, construction changes, and other project issues.
  • Review contractor pay applications and provide recommendations for adjustments when necessary.
  • Monitor contractor daily reports, workforce activity, and the quality of trade work.
  • Oversee the construction submittal process and coordinate with design professionals to minimize project delays.
  • Manage changes to the work and assist with conflict resolution during construction.
  • Attend design and construction meetings and provide project updates and recommendations to City Management.
  • Review contractor safety programs and promptly report injuries or activities that could adversely affect the project.
  • Coordinate permit requirements and oversee construction documentation and revisions.
  • Assist with value engineering, cost estimating, contractor bidding, bid analysis, and procurement recommendations.
  • Manage payment procedures for City design professionals, consultants, and contractors.
  • Assist with sustainability initiatives, including “Green” or LEED programming assessments.
  • Lead project closeout and commissioning activities, including collection of warranties, guarantees, training materials, operations and maintenance manuals, signoffs, and other closeout documentation.
  • Establish and maintain organized project records throughout the construction process to support future operations, maintenance, warranty enforcement, and dispute resolution.
  • Prepare reports, memoranda, presentations, and other documentation for City Management and Board meetings.
  • Recommend improvements to project implementation processes and help facilitate timely decision-making to keep projects moving forward.
