Pear Tree is an offshore recruitment firm that helps Australian and New Zealand businesses hire remote professionals, largely in the Philippines, who then work directly for the client rather than through an outsourcing agency. It charges a one-off placement fee backed by a six-month replacement guarantee and has a strong base among mortgage brokers and finance firms, recruiting loan processors, broker assistants and settlement staff who work Australian business hours. Its openings, posted on behalf of client companies, include bookkeepers, executive assistants, paralegals, credit analysts, draftspersons, developers, designers and sales roles.

Position: Credit Analyst (NZ)

Working Hours & Conditions: New Zealand business hours

Work Type: Independent Contractor

ABOUT THE COMPANY:

The company a premier New Zealand mortgage advisory business dedicated to supporting first-home buyers, existing homeowners, and property investors. The business provides tailored advice and assistance across home purchases, pre-approvals, refinancing, restructuring, top-ups, and investment-property lending. The company focuses on guiding clients seamlessly through the lending journey and structuring mortgages that align with their specific financial circumstances and long-term goals.

ROLE OVERVIEW:

The client is seeking an experienced and detail-oriented Credit Analyst with practical, recent experience in the New Zealand residential mortgage market to strengthen its application assessment, lender research, and submission capabilities.

In this analytical support role, you will analyze clients’ financial positions, assess borrowing capacity, complete complex serviceability calculations, and identify suitable bank and non-bank lender options based on current credit policies. Working closely with the Company Director and Mortgage Advisers, you will develop lending scenarios, prepare accurate mortgage applications, and identify credit risks or missing information prior to submission.

Note: This is an analytical support role. All final lending strategies, regulated financial advice, and recommendations to clients remain subject to review and approval by the authorized Mortgage Adviser.

RESPONSIBILITIES:

Credit Assessment & Financial Analysis

  • Review client applications and supporting documentation (payslips, bank statements, loan statements, tax returns, and financial accounts).
  • Analyze income, expenses, assets, liabilities, credit commitments, and deposit positions across salaried, self-employed, and investment-property clients.
  • Calculate borrowing capacity, assess affordability, and identify unusual transactions, undisclosed liabilities, or income inconsistencies.
  • Document assumptions, calculations, credit risks, and outstanding requirements clearly, escalating complex or higher-risk files as appropriate.

Serviceability & Lending Scenarios

  • Accurately complete lender serviceability calculators and model various loan amounts, structures, terms, and repayment scenarios.
  • Compare servicing outcomes across New Zealand lenders, taking into account debt, credit limits, rental income, and specific servicing rules.
  • Review proposed lending structures for compliance with lender policy and prepare scenario summaries for the Mortgage Adviser.
  • Recalculate serviceability upon changes in interest rates, lending requirements, or client circumstances while maintaining meticulous records of calculations.

Lender Policy Research

  • Research and interpret current New Zealand bank and non-bank lender policies, comparing criteria across income treatment, deposit requirements, LVR restrictions, and acceptable securities.
  • Maintain internal policy reference notes, matrices, and reference materials.
  • Direct inquiries to lender representatives when authorized and communicate relevant policy changes to the advisory team.

Application Preparation & Submission Support

  • Ensure applications and supporting documents are complete, current, accurate, and ready for submission.
  • Draft comprehensive application summaries and supporting credit notes to clearly present client financial positions.
  • Assist with submitting applications via approved lender platforms, monitoring progress, and managing outstanding conditions, valuations, pricing requests, and approvals.
  • Support all transaction types including purchases, pre-approvals, refinancing, restructuring, top-ups, and refixes.

Compliance, File Quality & CRM Management

  • Ensure complete, compliant, and well-organized digital records in MYCRM and NZFSG.
  • Record detailed file notes on all client, adviser, lender, and third-party interactions.
  • Support the preparation of suitability and compliance documentation under adviser direction while safeguarding client confidentiality.
  • Flag missing approvals or potential compliance concerns and support internal file reviews or audits.

Stakeholder Communication & Process Improvement

  • Contact clients to request documents and clarify information clearly without providing unauthorized financial advice.
  • Liaise professionally with lenders, bank assessors, valuers, conveyancers, and accountants.
  • Help improve credit assessment templates, calculators, and internal checklists to minimize processing delays and rework.

Requirements

  • Industry Experience: Demonstrated recent experience as a Credit Analyst, Mortgage Adviser Assistant, Loan Processor, or Parabroker within the New Zealand mortgage industry.
  • Mortgage Knowledge: Strong practical understanding of New Zealand residential lending, lender policies, and required application documentation.
  • Systems Proficiency: Hands-on experience using MYCRM and NZFSG is required.
  • Technical & Analytical Skills: Proven capability to complete and interpret lender serviceability calculators, analyze complex income structures (salaried, self-employed, investors), and evaluate credit risks.
  • Communication & Detail: Excellent written and spoken English, high numerical accuracy, strong problem-solving skills, and the ability to explain complex requirements clearly.
  • Workplace Setup: A reliable internet connection, a quiet home-office setup, and availability to work during agreed New Zealand business hours.
  • Education: A relevant qualification in finance, banking, accounting, business, or financial services is advantageous. A New Zealand Certificate in Financial Services (or equivalent) is beneficial but not essential. Equivalent practical experience will be considered.

Preferred

  • Experience assessing complex applications for first-home buyers, existing homeowners, and property investors across both bank and non-bank lenders.
  • Hands-on experience evaluating self-employed borrowers and reviewing financial statements/tax returns.
  • Knowledge of current New Zealand mortgage industry compliance expectations and standards.
  • Experience collaborating directly with Mortgage Advisers or business principals.
  • Track record of creating lender matrices, credit assessment templates, or internal processing workflow improvements.

What You’ll Bring

  • Analytical Rigor: An eagle eye for detail with an innate ability to spot inconsistencies, unstated liabilities, and hidden risks in financial documents.
  • Proactive Ownership: Strong self-management skills to run multiple files simultaneously while keeping deadlines, tasks, and follow-ups strictly organized.
  • Clear Communication: Professionalism and clarity when liaising with internal team members, clients, and external stakeholders.
  • Adaptability: Up-to-date knowledge of evolving credit criteria and a continuous-improvement mindset toward internal templates and workflows.
