Job Title: Facilities Manager

Salary Range: $58,000-60,000/year + comprehensive benefits

Application Deadline: Midnight on Sunday, Nov 15, 2026

About Triangle Land Conservancy (TLC)

TLC is an accredited and highly-respected land trust working in the rapidly growing Triangle region of North Carolina. Since 1983, TLC has conserved over 29,000 acres of land to safeguard drinking water, support family farms, protect important natural habitat, and connect people with nature. TLC is headquartered in vibrant downtown Durham, with two satellite offices, offering a hybrid workplace. This is an exciting time to work at TLC as we are seeing a dramatic increase in the use of our public nature preserves and growth in community support for our mission. TLC has just completed a major fundraising campaign to maintain the pace of conservation and is conserving over 1,200 acres annually in addition to monitoring and stewarding TLC-conserved lands in perpetuity, hosting numerous public events and education programs, providing meaningful volunteer opportunities, and cultivating future leaders. Position Summary

The Facilities Manager reports to the Director of Natural Resources and is a hands-on, self-directed role responsible for the upkeep, repair, and long-term maintenance of TLC's offices, preserve facilities, buildings, houses, major equipment, parking lots, and access roads. Working closely with land management teams and senior leadership, the Facilities Manager identifies and prioritizes facility needs, completes repairs and maintenance, and leads larger repair and renovation projects, including managing outside contractors when the work is beyond what can reasonably be done in-house. The Facilities Manager spends most days out at TLC properties across our six-county service area, with time built in for planning, contractor coordination, and administrative tasks.

Key Responsibilities

Collaboration & Evaluation

  • Work closely with Land Managers and conservation staff to assess facility issues as they arise, and prioritize recommended fixes.
  • Meet regularly with Land Managers and senior leaders to understand and align on property-level priorities.
  • Evaluate new facilities as they are acquired by TLC and make recommendations for repair or maintenance.
  • Serve as go-to contact for staff with facility-related questions, and keep stakeholders informed on project status and timelines.
  • Research and recommend sustainable or cost-effective materials, systems, and practices for facility upkeep.

Maintenance Planning

  • Develop and implement ongoing maintenance plans for TLC offices and preserve facilities
  • Support budgeting and tracking of capital repairs and ongoing maintenance
  • Track and keep schedules of main building systems, including HVAC, plumbing, electrical, and exterior (like roofs and windows) including age, updates/repairs, and associated warranties.
  • Track and prioritize incoming maintenance requests.
  • Monitor facility conditions for safety and reliability, addressing issues proactively to avoid costly emergency repairs.

Repair & Renovation Projects

  • Complete repairs and maintenance across TLC facilities, including carpentry, basic electrical, basic plumbing, painting, and drywall.
  • Perform routine and preventive maintenance (e.g., filter changes, minor system checks, seasonal upkeep) to keep facilities in good working order.
  • Maintain parking lots and internal roads on TLC properties, working with land management staff and outside contractors as needed.
  • Lead major repair or renovation projects for TLC facilities, including hiring and managing contractors where necessary.
  • Develop project budgets and timelines for repair and renovation work and track spending against approved budgets.
  • Solicit bids, vet contractor qualifications, manage vendor relationships and contracts, and submit invoices.

Skills and Qualifications

  • Construction, contracting, or related trade experience: ability to evaluate structures, diagnose problems, recommend fixes, and complete repairs.
  • Project management experience, including a track record of managing facilities, construction, or similar projects and coordinating outside contractors.
  • Sound judgment about when work requires a licensed professional, and the ability to select and oversee contractors for that work.
  • Self-starter who can identify problems and devise solutions without close direction.
  • Strong collaboration and communication skills, working effectively with senior leaders, land managers, conservation staff, and outside contractors.
  • Ability to manage multiple priorities independently across several properties while maintaining attention to detail.
  • Proficiency with Microsoft Office/Office 365, including Outlook.
  • Commitment to fostering an inclusive and collaborative work environment.
  • Valid driver's license and the ability to drive TLC’s vehicle regularly to TLC properties across six-county service area.
  • Nice to have: experience operating equipment such as tractors or skid steers, and repairing small and large equipment repair, including vehicles and small engines.

Work Schedule and Benefits

This is a full time (40 hours/week), hybrid, permanent, exempt position. The work schedule for this position is normally Monday-Friday. This role is a mix of in-office planning and in the field, with regular travel to TLC properties to do on-site repairs, maintenance, and project oversight. Typically, 1-2 days per week are spent on planning, contractor coordination, and administrative work, which can be done remotely or from a TLC office, which are located in downtown Durham, at the Brumley Preserve (Orange County), and at the Williamson Preserve (Wake County).

In addition to salary, regular holidays, and paid time off, employees receive 100% employer-paid group medical, vision and dental insurance with a Health Savings Account or Flexible Spending Account, short-term and long-term disability insurance, term life insurance, and an Employee Assistance Program. TLC also offers a voluntary 403(b) retirement plan and an employer-paid Simplified Employee Plan beginning after 12 months of employment. Beyond standard benefits, employees receive funding to participate in diversity, equity, and inclusion training and opportunities for individual professional development on an ongoing basis.

Equal Opportunity

TLC is an equal opportunity employer that recruits, hires, trains, and promotes individuals without regard to color, race, religious belief, sex, marital status, sexual orientation, gender identity, national or ethnic origin, disability, veteran status, or age. People of color, LGBTQ people, people with disabilities, and members of other historically disenfranchised populations are strongly encouraged to apply.
