Role Summary

This position is central to ensuring that Principal Delivery - design & build projects are delivered profitably, compliantly, and on schedule, with a strong focus on contract management, cost control, and supplier coordination

Work Environment

Commercial Managers in Principal Delivery - design & build roles work closely with Project Directors, site teams, clients, and consultants, often on multiple projects simultaneously. The role is both strategic and operational, requiring a balance of commercial acumen, contractual expertise, and leadership

Key Responsibilities

  • Project financial management:

Lead budgeting, cost control, and cash flow monitoring for Principal Delivery - design & build projects, ensuring profitability and compliance with commercial strategy

  • Pre- and post-contract management:

Prepare and review tenders, negotiate contracts, manage claims, variation orders, and contractual disputes

  • Procurement & supply chain:

Source and manage suppliers, subcontractors, and consultants in line with procurement schedules and best practice

  • Contract administration:

Oversee main and subcontract agreements, ensure compliance with local regulations, and manage contractual obligations

  • Change & variation management:

Value and manage variations, RFPs, and change orders within contract timelines

  • Commercial reporting:

Prepare monthly progress claims, payment certifications, and financial reports for senior management

  • Risk management:

Identify, assess, and mitigate contractual and commercial risks

  • Team leadership:

Lead cost management teams, liaise with project managers, clients, and consultants

Key Skills & Competencies

  • Strong knowledge of contract forms and types and cost management
  • Proven experience in Principal Delivery - design & build, fit-out construction commercial management, ideally in Hong Kong’s building sector
  • Leadership and negotiation skills, with the ability to manage multi-disciplinary teams
  • Proficiency in ERP systems, Microsoft Office, and financial analysis tools
  • Understanding of procurement processes, claims handling, and value engineering

Typical Qualifications

  • Bachelor’s degree in Quantity Surveying, Construction Management, Engineering, or related field
  • Professional credentials such as MCIOB or MRICS are preferred
  • 10 years’ relevant experience in construction industry in Hong Kong
